Strata Made Simple
Strata, explained
for first-time buyers.
Condos and townhomes come with a strata corporation. Here are the key terms you need to know, in plain language.
- Monthly strata feeCovers building maintenance, insurance, amenities and the contingency fund.
- Depreciation reportA long-term plan that shows the building’s condition and expected major costs.
- Contingency fundSavings set aside by the strata for future repairs and unexpected expenses.
- Special leviesExtra fees that can be charged when there are larger than expected expenses.
- Rental and pet bylawsRules that outline whether you can rent your unit and what pets are allowed.

Common Questions
Surrey Townhomes
and Condos FAQs
Straight answers to the most common questions about buying and owning a townhome or condo in Surrey.
It is the monthly amount every owner pays the strata corporation. It funds the upkeep of common property, the building's insurance, shared amenities and utilities where the building pays them, and a contribution to the contingency reserve fund. Fees differ from complex to complex, so Shawn checks the exact figure on the Form B before you write an offer.
It depends on space and budget. In August 2026 the City of Surrey benchmark was $764,900 for a townhouse and $450,800 for an apartment (Fraser Valley Real Estate Board). A townhome usually gives you more bedrooms, a private entry and a garage; a condo gets you into the market for less, with less upkeep.
A Form B is the Information Certificate a strata corporation issues under BC's Strata Property Act. It shows the monthly fees, any amounts owing on the unit, approved or proposed special levies, the contingency reserve fund balance, the bylaws and rules in force, any rental limits, the parking and storage assigned to the unit, and any legal action involving the strata.
It is an engineer's plan for the common property: what will need repair or replacement over the coming decades, when, and roughly what it will cost. Most BC strata corporations must now get one every 5 years. Read against the contingency fund, it tells you whether large costs are planned for or likely to arrive as special levies.
A one-time charge to owners, approved by a 3/4 vote at a general meeting, for a cost the operating budget and contingency fund do not cover, such as a roof or envelope repair. The owner on the date the levy is due pays it unless the contract says otherwise, which is why approved and proposed levies are checked before any offer.
Since November 2022, BC strata corporations can no longer ban or limit rentals, with narrow exceptions. Age restrictions such as 55+ buildings still apply. Pet bylaws are still allowed and vary widely, from size and number limits to no dogs at all, so the bylaws on the Form B decide it for each building.
In the September 2026 feed, the most townhome and condo listings sat in City Centre and Whalley, around the Surrey Central and King George SkyTrain stations, then in South Surrey and Newton. The live counts in the neighbourhood section above show where today's listings sit.
Across the Fraser Valley in August 2026, townhomes took 37 days on average to sell and condos 45 days. In the City of Surrey that month, 124 townhouses and 107 apartments sold (Fraser Valley Real Estate Board).
