Why Fort Langley homes are scarce and priced at a premium

A snapshot in early October 2026 showed 44 Fort Langley homes for sale: 32 detached, 6 townhomes and 5 condos, with an all types asking average of about $2,682,000.

Fort Langley is the riverside village at the northern edge of the Township of Langley, on the Fraser River, where the Hudson’s Bay Company built its post and where the colony of British Columbia was proclaimed on 19 November 1858. It is a small place, and most of its streets break from the numbered grid and keep their historic names.

That history is the reason people pay to live here and the reason there is so little to buy. New buildings in the village must follow heritage style guidelines unless a variance is granted, and Bedford Landing, the master planned community on the former sawmill site, only began construction in 2006.

Be clear about what the averages describe. Zolo’s Fort Langley area takes in the farmland and acreage around the village, which helps explain why its asking average sits about 68 percent above the Langley average. Inside the village itself, buyers are choosing between older character houses, newer houses and townhomes, and a short list of newer condos.

Why Choose Fort Langley?

The Heritage Village of Langley

Fort Langley grew around the Hudson’s Bay Company post founded in 1827, and the Township was incorporated there in 1873. It is still a small village on the river.

Parks, Heritage and Everyday Life in Fort Langley

Fort Langley National Historic Site at 23433 Mavis Avenue is the village’s anchor: the Hudson’s Bay Company fur trading post that stands on the banks of the Fraser River, open 7 days a week from 10 am to 4:30 pm, with oTENTik stays inside the palisade. Across the street, salishan Place by the River at 23430 Mavis Avenue is the Township’s new arts, culture and heritage centre and the new home of the Langley Centennial Museum collection. The Fort Langley Library is at 9167 Glover Road.

The river is the other half of daily life. Brae Island Regional Park, across Bedford Channel, has about 3.8 km of walking trails and 3.5 km of cycling trails plus the Fort Camping campground, open year round. Derby Reach Regional Park to the west adds about 12.9 km of walking trails, 4.2 km of horse trails and 6 km of cycling trails, and Glen Valley Regional Park to the east is cottonwood and riverbank popular with anglers. The village also has the Langley Rowing and Paddling Centre, a boat launch at Marina Park, and a public walkway along the bank built as part of the Trans Canada Trail.

Glover Road is the shopping street, with about 80 businesses, very few franchises and a grocery store rebuilt in the village’s required heritage look. What the village does not have is a recreation centre: the Township lists Walnut Grove Community Centre at 8889 Walnut Grove Drive as the closest one, so swimming lessons and gym time mean a short drive west.

The village grew up around a riverfront sawmill that opened in 1921 and shut down for good by the mid 1990s. It was a working town for most of the last century; the mill site became Bedford Landing, and the village has since become a commuter and tourist community with hundreds of thousands of visitors a year.

The buyers who land here are, in rough order: downsizers who want to walk to the river, the library and Glover Road; families drawn by the village schools, including Langley Fine Arts School; and acreage buyers who want land with the village minutes away. That ordering is drawn from the housing stock and the market data on this page rather than from a published survey.

The Township of Langley reports more than 150,000 residents (2025). We could not retrieve a Statistics Canada profile for Fort Langley on its own, and the published figures we found disagree, so we do not print a village population.

2 details worth reading together: only 9 Fort Langley homes sold in the 56 days to September 30, and Zolo ranks the area 10th of 12 Langley neighbourhoods on sold activity. Houses, townhomes and condos in Fort Langley, in detail

Detached houses are most of what lists here, but the townhome and condo pools are the realistic way into the village itself for most budgets.

Detached Houses for Sale in Fort Langley

32 of the 44 Fort Langley listings in the October snapshot were houses, asking from $1,449,900 to $8,850,000. That spread is the story: the bottom of it is a small older village house, the top of it is acreage on the rural land Zolo counts as Fort Langley.

Inside the village, the stock runs from character homes built in the 1940s, 50s and 60s on the original named streets, to newer houses built from the late 2000s to 2025. Outside it, the houses sit on larger rural lots, and roughly 75 percent of all Township land is in the Agricultural Land Reserve, so those lots come with farm rules as well as space.

The comparison buyers actually run is a Fort Langley house against a Walnut Grove house to the west. Walnut Grove gives you more choice, 103 listings against 44 in the same October snapshot, plus a recreation centre and Highway 1 at 200 Street. Fort Langley gives you the river, the village and a street that will not change much, at a premium.

Townhomes and Condos for Sale in Fort Langley

The October snapshot had 6 townhomes asking an average near $1,239,000 and 5 condos asking an average near $970,000. For context, the Langley townhouse benchmark was $802,600 and the Langley apartment benchmark was $525,900 in September 2026.

Most of the strata stock is recent. Condos along Francis Avenue and Billy Brown Road were built from about 2010 to 2019, and a new townhome row on King Street was built in 2024 and 2025. That means warranty coverage on the newest units and fewer near term building envelope surprises than in 1990s complexes elsewhere in Langley.

It also means you are paying village prices for a strata home. A Fort Langley condo has been asking more than the Langley townhouse benchmark. Whether a walk to the river and Glover Road is worth that gap is the whole decision, and it is a fair one either way. That is general guidance, not a claim about any specific building.

What Fort Langley and Langley prices have done

Langley recorded 64 detached sales in September, down 5.9 percent year over year, against a detached benchmark of $1,471,100. Langley detached active listings fell to 449, down 16.7 percent. Across the board, the average time to sell was 45 days for detached homes, 46 for condos and 38 for townhomes.

For a buyer, the practical read on Fort Langley is that the wider buyer’s market gives you time and room to negotiate, and the village’s own numbers agree: sales are thin and homes have been selling at about 95 percent of list. The exception is the well priced village house on a good street, which still draws a crowd. Watch the days on market, not just the price.
