Why West Abbotsford has the widest choice of homes in the city

In late September 2026 the MLS Abbotsford West sub area had 162 houses, 101 townhouses and 112 condos for sale, the most townhouses of any Abbotsford sub area and a real choice in every type.

West Abbotsford on this page means the MLS® Abbotsford West sub area that listings are filed under, plus the rural Aberdeen and Bradner sub areas beyond it. On the City of Abbotsford’s own community map that is Townline, Clearbrook, South Clearbrook and the western parts of City Centre and Fairfield, then Aberdeen, the small pocket on the Langley border that the City itself names West Abbotsford, and Bradner and Mount Lehman to the north west. Central Abbotsford, Poplar, the UDistrict and Matsqui Prairie are on the Abbotsford city page instead.

The west side was its own municipality until 1995. The District of Matsqui ran from McCallum Road west to Station Road, 276 Street, and merged with the District of Abbotsford that year to form today’s city. Its commercial heart was Clearbrook, most likely named for Clearbrook Road, where a commercial area grew up around Clearbrook Road and South Fraser Way after the Second World War, and where Mennonite congregations, Gurdwaras and a Hindu temple still flourish.

The stock splits by age. Clearbrook’s strata listings had a median build year of 1986 on our October snapshot, Townline’s 2011, and Aberdeen’s houses were newer again. If what you want is a house on a quieter street with a mountain behind it, compare East Abbotsford, where the house supply is deeper and condos are scarce.

The Matsqui Recreation Centre at 3106 Clearbrook Road is the west side’s anchor: a regulation size ice rink, a 25 metre pool with a wave machine, zero depth beach access and an indoor water slide, a tots pool, hot tub, steam room and sauna, and a 5,300 square foot weight room with a dedicated women’s only section, plus a teen centre and a 55+ activity centre. The MRC Sports Complex shares the address.

For green space, Ellwood and Fishtrap Creek Park on MacLure Road carries the Fishtrap Creek Trail, Gardner Park sits in Townline, and the City also maps the Upper Maclure and Clearbrook Park trails. The paved Discovery Trail runs across the city, connecting its west and east sides, and along the Fraser River the City and Metro Vancouver co manage Glen Valley Regional Park, 2.02 km of it inside Abbotsford.

Everyday shopping runs on Highstreet Shopping Centre at 3122 Mt. Lehman Road, with retail stores, restaurants, personal services and a VIP movie theatre. Abbotsford Exhibition Park on Haida Drive has sports fields, a cricket pitch, a BMX track and a running track and hosts Canada Day and Agrifair, and the International Friendship Garden sits beside Clearbrook Library on George Ferguson Way. Out on the rural edge, Bradner’s annual flower show has run since 1928, and Mount Lehman is a rural community of farms, local estate wineries, small acreages and estate homes.

There is no published census profile for West Abbotsford on its own, so the city figures carry the population story. Abbotsford grew from 141,397 to 153,524 residents between the 2016 and 2021 censuses; in 2021, 22.6 percent of residents had Punjabi as a mother tongue, and Clearbrook is home to Mennonite congregations, Gurdwaras and a Hindu temple.

The buyers who land here are, in rough order: first time buyers after the cheapest townhouse and condo benchmarks in the Fraser Valley board area, commuters who want the first Abbotsford exit off Highway 1, and families trading up to an Aberdeen or Townline house. That ordering is drawn from the housing stock and the market data on this page rather than from a published survey.

The City of Abbotsford counted 153,524 residents in the 2021 census. There is no published community level census profile for West Abbotsford, so we do not print one.

Townhomes for Sale in West Abbotsford

West Abbotsford is the one side of the city with real depth in houses, townhomes and condos, so the choice here is mostly how old a building you will accept.

Read the 2 tables together. City wide, Abbotsford had 318 apartments for sale against 31 apartment sales in September, with apartment sales down 24.4 percent year over year, which is where a buyer’s negotiating room is widest. West Abbotsford holds a large share of that condo choice. The Straw Homes figures are a different measure from the board’s benchmarks, so treat them as context, not as one number.

Houses, townhomes and condos in West Abbotsford, in detail

West Abbotsford is the only side of the city with real depth in all 3 types, and the age of the building matters more here than the type.

Detached Houses for Sale in West Abbotsford

Houses were 162 of the 375 Abbotsford West listings on the late September snapshot, with recent sales averaging about $1.0 million and a median of 12 days on market. The Abbotsford detached benchmark was $1,087,000 in September 2026, but it covers the whole city, acreage included, so treat the 2 as context for each other.

The core streets are older. Across the Abbotsford West houses Straw Homes showed for sale on October 4, 2026, the median build year was 1989 and 71 of 138 were built before 1990: Clearbrook and South Clearbrook family homes from the 1970s and 1980s, with Townline’s streets newer. Budget for renovation cycles and inspect accordingly.

Aberdeen is the other house market on this page: 45 houses for sale, recent sales averaging about $1.4 million, and a median build year around 2014 on the October snapshot. Bradner had 22 houses for sale on a mostly agricultural landscape, so check Agricultural Land Reserve status before you plan around the land.

Townhomes and Condos for Sale in West Abbotsford

101 townhouses and 112 condos were for sale in the Abbotsford West sub area in late September, with recent townhouse sales averaging about $604,000 and condos about $350,000. Against the board’s September benchmarks, the townhouse average sits near the Abbotsford townhouse figure of $592,600 and the condo average below the apartment figure of $370,200, both benchmarks the lowest of any Fraser Valley board reporting area.

The strata split is by neighbourhood. Clearbrook’s strata listings had a median build year of 1986 on our snapshot and Townline’s 2011, so the same budget buys either a larger, older unit or a newer, smaller one. On a 1980s or 1990s complex, read the depreciation report and budget for envelope, roofing and plumbing cycles. That is general guidance, not a claim about any specific building.

What Abbotsford prices have done

Abbotsford recorded 45 detached, 27 townhouse and 31 apartment sales in September 2026. Apartment sales were down 24.4 percent year over year and the apartment benchmark 11.0 percent, against 318 active listings, while townhouse sales fell 27.0 percent.

For a buyer on the west side, that is the practical read: condos are where the negotiating room is, and the west side is where most of the condos are. Houses are the opposite story, with Abbotsford West houses selling in a median of about 12 days on the late September snapshot.
