Why buyers search Crescent Beach and Ocean Park together

Crescent Beach is about 390 properties on a 142 acre peninsula on Boundary Bay, most of them single family homes. Ocean Park is the bluff top neighbourhood to its south, running east to the White Rock border.

Buyers search these 2 together because they share a shoreline, a set of schools and a postal district, and because the choice between them is really a choice of ground. Crescent Beach sits on low ground behind the dykes, next to Blackie Spit and the mouth of the Nicomekl River. Ocean Park sits on the bluffs above Semiahmoo Bay, an area the Semiahmoo people named Kwomais, the place of vision.

Both are within South Surrey, where 49 percent of dwellings are single family against 33 percent citywide, and both are detached first markets. What they do not have is volume: neither has the master planned townhome and condo supply of Grandview Heights or Morgan Heights, so the right house here can take patience.

Crescent Beach comes with 2 things every buyer should understand before an offer: both road accesses cross the BNSF rail line at grade, and the village sits in the coastal floodplain the City is planning for under its Coastal Flood Adaptation Strategy. Both are covered on this page, in plain terms.

Beaches, Parks and Everyday Life in Crescent Beach and Ocean Park

Crescent Beach is the swimming beach, with 2 roped off swim areas, beach volleyball and a big grass picnic lawn at Sullivan Point, and the main access points on Beecher Street, Sullivan Street and Target Street. The waterfront walkway is the top of the dykes built in 1913 to keep the sea out of the village. Beecher Street is the little main street, with cafes, ice cream and small shops, and boats are stored at the Crescent Beach Marina at the tip of the Nicomekl River.

Blackie Spit Park at 3136 McBride Avenue is the north end of the village: a sand spit into Mud Bay with a nature trail of around 5 kilometres, part of an Important Bird Area on the Pacific Flyway, 2 fenced dog off leash areas and the only dog off leash swim area in Surrey. The Surrey Sailing Club, the Crescent Beach Swim Club and the Dunsmuir Community Gardens are all based here.

Up on the bluff, Kwomais Point Park at 1367 128 Street has a viewing platform over Semiahmoo Bay toward Tsawwassen, Vancouver Island and the San Juan Islands, mature fir and maple forest, and the heritage Kwomais Lodge and Sanford Hall. The 1001 Steps, at the west end of 15A Avenue off 126A Street, drop 40 metres to a path beside the rail line and an underpass to the beach; the City rebuilt the stairs between October 2024 and June 2025.

Everyday life in Ocean Park runs through the village at 128 Street and 16 Avenue: the Ocean Park Shopping Centre at 12871 16 Avenue, with a BC Liquor Store, a bakery, restaurants and banking, the Ocean Park Library at 12854 17 Avenue, and the volunteer Ocean Park Community Association at 1577 128 Street, which cares for the historic Ocean Park Hall.

Both communities began as summer places. The Great Northern Railway reached Crescent Beach in 1909 and the village was promoted as a resort from 1912; Ocean Park grew from a Methodist church camp that held its first summer camp in 1910. The volunteer Ocean Park Community Association has served the community since 1925 and still cares for the historic Ocean Park Hall.

The buyers who land here are, in rough order: families moving up within South Surrey for the beach and the schools, downsizers from elsewhere on the peninsula who want to stay near the water, and people who simply want to live by the sea and accept the trade offs. That ordering is drawn from the housing stock on this page rather than from a published survey.

South Surrey figures cover the whole City of Surrey community from the ocean to the Langley border, not Crescent Beach and Ocean Park alone.

No board publishes a separate benchmark for Crescent Beach or Ocean Park, and we could not retrieve a neighbourhood snapshot we would stand behind, so every figure on this page is the White Rock and South Surrey area figure and is labelled that way. A benchmark describes a typical home across the whole area. A beach front or view home is not a typical home, and neither is an unrenovated older one, so read these as the backdrop rather than the price.

The supply column is the useful one. 600 detached homes were for sale across the area in September against 60 sales, so detached buyers here have had time and choice in 2026.

Beach houses, bluff top homes and condos, in detail

This is a detached market first. The attached stock is a small, older layer, most of it close to the Ocean Park village.

Detached Houses for Sale in Crescent Beach

The village is about 390 properties on 142 acres, most of them single family homes, on the flat ground between Boundary Bay and the BNSF line. It was promoted as a summer resort from 1912, when notable Vancouver families began building summer homes here, and today the short blocks off Beecher, Sullivan and McBride mix older houses with rebuilds.

What to check before you write an offer: the floodplain and the dyke the house sits behind, any floodplain building rules that would apply to a rebuild, insurance on a floodplain address, and how you feel about trains. Every road out of the village crosses the tracks, and the City counted 16 incidents since 2010, lasting 10 minutes to 3 hours, when a stopped train held all vehicle traffic in or out. That is general guidance, not a claim about any specific property.

Detached Houses for Sale in Ocean Park

Ocean Park’s detached homes run from the bluff edge streets near Kwomais Point and the 1001 Steps inland to the established family streets around the village at 128 Street and 16 Avenue. It grew out of a Methodist church summer camp from 1910, and parts of the camp were sold for housing over the years, so homes for sale here run from 1980s originals to brand new rebuilds.

Ocean views are the single biggest price variable, and they are lot by lot rather than street by street. The South Surrey and White Rock detached benchmark was $1,612,500 in September 2026; a view home on the bluff and an older house a few blocks inland are both in that pool and are not priced alike.

Townhomes and Condos in Crescent Beach and Ocean Park

There are a few low rise condo and townhome buildings, mostly near the Ocean Park village, and very little in Crescent Beach itself. Across all of South Surrey, low rise apartments were 16 percent of dwellings in 2021 and high rise 0.7 percent, so an attached home here is the exception rather than the rule.

For the board area, the September 2026 townhouse benchmark was $797,100, down 11.2 percent year over year, and the apartment benchmark $544,400, down 7.7 percent. With older buildings, read the depreciation report and budget for envelope, roof and plumbing cycles. That is general guidance, not a claim about any specific building.

What South Surrey and White Rock prices have done

Across the whole Fraser Valley board, 922 homes sold in September 2026 against 9,763 active listings, a sales to active ratio of 9 percent, which the board calls a buyer’s market. Detached homes took an average of 45 days to sell, condos 46 and townhomes 38.

For a buyer here, the practical read is that the area wide detached supply has given you room to negotiate. Homes with a true beach front or an unobstructed bluff view are a small share of any street, so expect those to draw competition even now.

Frequently Asked Questions

Your Questions About Crescent Beach and Ocean Park, Answered

What buyers ask most before making an offer in Crescent Beach or Ocean Park, South Surrey.

Still Have Questions? Let's Talk

What is the difference between Crescent Beach and Ocean Park?

Crescent Beach is the small beach village on low ground on Boundary Bay, about 390 properties on a 142 acre peninsula behind the 1913 dykes, with Blackie Spit at its north end. Ocean Park is the neighbourhood on the bluffs to its south, with its own village at 128 Street and 16 Avenue, running east to the White Rock border.

How much is a house in Crescent Beach or Ocean Park?

No board publishes a benchmark for these 2 communities alone. The Fraser Valley board detached benchmark for the White Rock and South Surrey area was $1,612,500 in September 2026, down 7.4 percent year over year. A beach front or view home is not a typical home, so expect its price to sit apart from that figure.

Can a train cut off Crescent Beach?

There are 2 road accesses, the primary crossing at Beecher Street and Crescent Road and a secondary one on McBride Avenue, and both cross the BNSF rail line at grade. The City counted 16 incidents between 2010 and 2021, lasting 10 minutes to 3 hours, when a stopped train blocked all traffic. The City released concept drawings for an overpass in November 2021.

Is Crescent Beach in a flood zone?

Crescent Beach is in Surrey’s coastal floodplain, which the City says covers 20 percent of its land. The dykes built in 1913 now carry the waterfront walkway, and Council approved a Coastal Flood Adaptation Strategy in November 2019 that names Crescent Beach among the affected neighbourhoods. Check the floodplain rules, rebuild elevations and insurance for any specific address.

Are there townhomes and condos in Ocean Park?

A few. Most attached homes are low rise buildings near the Ocean Park village. For the wider area, the September 2026 townhouse benchmark was $797,100 and the apartment benchmark $544,400, both far below the detached figure.

Which schools serve Crescent Beach and Ocean Park?

Elgin Park Secondary at 13484 24 Avenue is the closest public secondary, with Enhanced French. Nearby elementaries are École Crescent Park, Ocean Cliff with Intensive French, École Laronde and Ray Shepherd. Catchments are set per address, so confirm with Surrey Schools before you offer.

Bus only. Route 350 runs between White Rock Centre and Crescent Beach and route 361 between Ocean Park and White Rock Centre, and route 351 connects White Rock Centre to Bridgeport Station on the Canada Line. There is no SkyTrain on the Semiahmoo Peninsula.

What is there to do in Crescent Beach and Ocean Park?

Swimming and volleyball at Crescent Beach, around 5 km of nature trail and birding at Blackie Spit, the Kwomais Point lookout, the 1001 Steps down to the shoreline, and the Ocean Park village with its shopping centre, library and community hall.
