Why Murrayville is one of the quickest moving markets in Langley
In early October 2026 Zolo listed 71 Murrayville homes for sale, including 32 houses, 24 townhomes and 12 condos, and its September report put the median time on market at 21 days.
Murrayville sits on both sides of Fraser Highway immediately east of the City of Langley. It takes its name from Paul and Lucy Murray and their sons, who received Crown grants in 1875 on the 4 corners of what is now 48 Avenue and 216 Street, and it was the first community in Langley to develop outside Fort Langley. The community plan casts it as the administrative and institutional centre of the Township.
What that means for a buyer is an established, mostly residential community with the hospital, the recreation centre and the district offices on its doorstep, larger lots than the newer neighbourhoods, and houses that are mostly 1990s and older. Inventory is a fraction of Willoughby’s, and homes here have moved quickly.
Because it sits immediately east of the City of Langley, the coming SkyTrain terminus in Langley City is a short run west along Fraser Highway. If you want a house and a shorter trip to the city than Aldergrove gives you, this is where to look.

Heritage, Recreation and Everyday Life in Murrayville
Murrayville is the Township of Langley’s traditional civic core. Langley Memorial Hospital, the main Langley RCMP detachment, the Langley School District offices, the W.C. Blair Recreation Centre and Langley Regional Airport are all here. Langley Memorial at 22051 Fraser Highway is a community hospital with 24 hour emergency care and maternity services, which is a real consideration for young families and for anyone planning to age in place.
W.C. Blair Recreation Centre at 22200 Fraser Highway has a free form wave pool with 6 lanes of 25 metres, a climbing wall, whirlpool, sauna, and fitness and weight rooms. Murray’s Corner, the 5 corner intersection at the heart of the village, anchors the Murrayville Heritage Conservation Area, which takes in Old Yale Road, whose concrete panels laid in 1922 were very likely the first concrete road surface in British Columbia.
The trade offs are worth saying out loud. The community plan expects Murrayville to rely on commercial facilities elsewhere in the Township or Langley City, so most big shopping trips go west. Langley Regional Airport, just north of the village centre, carries a high volume of helicopter and flight training traffic, so check the flight paths if you are looking at the streets closest to it.

Who lives in Murrayville
The plan area covers about 550 hectares, predominantly residential and agricultural, with institutional properties and commercial uses along Fraser Highway. The plan was adopted in 1989 for an ultimate population of about 9,700, and by 2024 Murrayville had already passed that with 11,853 residents.
The buyers who land here are, in rough order: move up families who want a house and a lot close to Langley City, long tenured owners downsizing into a townhome without leaving the neighbourhood, buyers who want Langley Memorial Hospital and W.C. Blair close by, and buyers who value heritage character. That ordering is drawn from the housing stock and the market data on this page rather than from a published survey.
The population figures come from the Township of Langley’s Murrayville Community Plan. We could not source a 2021 census profile for Murrayville on its own, so we do not print one.

Read the speed alongside the price. Zolo’s report counted 59 new Murrayville listings in 56 days, and the median of 21 days on market is half of Aldergrove’s 42 in the same report series. In a board wide buyer’s market, that is a noticeably quicker pace.

Houses, townhomes and condos in Murrayville, in detail
Houses are the largest pool and the priciest. The townhomes and condos are how most buyers get into the same streets for less.
Detached Houses for Sale in Murrayville
Zolo listed 32 Murrayville houses in early October 2026, asking from $1,099,000 up to $6,000,000. The 1990s is the largest single build decade among them, and the list runs from a 1908 house on 216 Street to new builds completed in 2025 and 2026.
Lots are part of the appeal. The Murrayville Community Plan sets minimum lot sizes of 1,765 square metres in its Suburban designation, 930 square metres in Single Family One and 650 square metres in Single Family Two, and small scale multi unit housing is permitted on eligible lots in those designations too.
One thing to check before you fall for a house near Murray’s Corner: inside the heritage conservation area, a Heritage Alteration Permit is typically required to subdivide, alter or demolish, or to build new. That protects the character of the village, and it limits what you can do with the lot.
Townhomes and Condos for Sale in Murrayville
Zolo listed 24 Murrayville townhomes asking $499,999 to $954,833, split between complexes from the late 1980s and early 1990s and newer ones built since 2009. The lower end of that range sits in the older complexes.
Condos are a small pool: 12 listed, asking $439,000 to $719,900, in low rises built between 1994 and 2020, and 11 of the 12 were on 48 Avenue or 49 Avenue.
Strata buyers in the 1990s buildings should read the depreciation report carefully and budget for building envelope, roofing and plumbing cycles. That is general guidance, not a claim about any specific building.

What Murrayville prices have done
Langley recorded 64 detached sales and 61 townhouse sales in September, down 5.9 percent and up 3.4 percent year over year, against a Langley detached benchmark of $1,471,100 and a townhouse benchmark of $802,600. Board wide, detached homes averaged 45 days to sell, condos 46 and townhomes 38.
For a buyer, the practical read on Murrayville is that the board wide buyer’s market has given you negotiating room on paper, but this neighbourhood has been selling in about 3 weeks at around 97 percent of list. Be ready to move on the right house, and watch the days on market column, not just the price.
