South Surrey has the highest average household income of Surrey’s seven communities at $132,400, the oldest average age at 44, the highest ownership rate at 80 percent, and the largest share of single family homes at 49 percent of its dwellings.

It also grew faster than the rest of Surrey between 2016 and 2021, at 15 percent against the city’s 10 percent, which is unusual for an established, expensive area. Most of that growth landed in the master planned parts: Morgan Heights, Grandview Heights and Pacific Douglas, where the townhome and condo supply is.

The detached market splits into distinct tiers: the estate tier of Elgin Chantrell, Morgan Creek and parts of Ocean Park, which is where Surrey’s market above roughly $2 million is concentrated; established family neighbourhoods including Ocean Park, Crescent Beach, Sunnyside Park and Rosemary Heights, mixing 1970s through 1990s homes with rebuilds; and newer master planned detached, mostly in Grandview Heights, Morgan Heights and Pacific Douglas, on smaller lots with newer construction.

Morgan Heights and Grandview are where the modern townhome inventory sits, walkable to Morgan Crossing and Grandview Corners and inside the Grandview Heights Secondary catchment. For a family that wants South Surrey schools and amenities without a $1,649,200 detached benchmark, this is the segment that makes it possible.

Condos and Apartments for Sale in South Surrey

Low rise apartments are 16 percent of South Surrey’s dwellings, 5,545 units, with high rise almost nonexistent at 230 units, or 0.7 percent. The August 2026 apartment benchmark was $550,800, down only 6.2 percent year over year, the shallowest decline of any property type in the area.

The demand driver is demographic rather than speculative. Twenty two percent of South Surrey’s population is 65 or over, against 15 percent citywide, and 80 percent of households own. A large share of South Surrey condo buying is local downsizing out of a detached home a few kilometres away, which is a steadier source of demand than the investor flow that drives condo prices closer to the SkyTrain.

South Surrey and White Rock

The two are frequently searched together, and for good reason. White Rock is a separate small city on the waterfront; South Surrey surrounds it with larger residential neighbourhoods, and the Fraser Valley board reports both as one area.

Practically, that means every benchmark price on this page covers both, and a buyer shopping South Surrey should also be watching White Rock listings, particularly in the condo segment where the White Rock waterfront supply is concentrated.

What South Surrey prices have done

The Fraser Valley composite benchmark was $869,900 in August 2026, down 7.2 percent year over year and about 15.6 percent below where it stood three years ago on the board’s own index, with a sales to active ratio of 10 percent against the 12 to 20 percent balanced range and 9,787 active listings.

For a buyer, the negotiating room in the detached and townhome tiers is the widest it has been in several years. For a seller in the condo tier, the data says your segment is holding better than the rest of the region, which is a genuinely useful thing to know before you price.

Commuting from South Surrey

There is no SkyTrain in South Surrey, and none is planned here. The Surrey Langley SkyTrain runs east along Fraser Highway, well north of the Semiahmoo Peninsula. If rapid transit is a requirement, this is the wrong part of Surrey. South Surrey is served by bus, including express service toward the King George SkyTrain station, from which the Expo Line reaches Waterfront Station in downtown Vancouver in 40 minutes. We do not name specific bus route numbers on this page because we could not verify them.
