West Newton is the lower priced half. Recent average sold prices have run near $888,155 with about 33 days on market, and asking averages around $1,022,000, roughly 26 percent below the Surrey average. Roughly 257 homes have been on the market at a typical time.

Townhomes here have asked near $748,000 and condos near $484,000, which makes this one of the genuinely accessible entry points in the city. The area runs west of King George Boulevard toward Mud Bay, and it carries a large share of Newton’s older detached subdivision stock alongside a deep townhome inventory. That last point is read from the census dwelling mix and local geography rather than a published sub area study.

East Newton is the slightly pricier half and the one that runs toward 160 Street and the Cloverdale boundary. Recent average sold prices have run near $953,611 with about 33 days on market, and asking averages near $1,150,000, roughly 16 percent below the Surrey average.

The pattern reverses on attached housing: East Newton townhomes have asked near $705,000, below West Newton’s $748,000, while East Newton condos have asked near $528,000, above West Newton’s $484,000. If you are shopping strictly by property type rather than by area, that inversion is worth knowing, and it is the sort of thing a portal will not tell you. Roughly 264 homes have been on the market in East Newton at a typical time.

Newton is the only community in our Surrey set where transit share held roughly steady between 2016 and 2021, moving from 13.4 percent to 13.2 percent while the city fell from 14.9 percent to 13.1 percent. The R1 RapidBus is the reason: a frequent, limited stop service running the King George corridor. Note on SkyTrain: the Surrey Langley extension does not run through Newton. Its closest station is Green Timbers, on the north side of Newton’s boundary.
