You are signing a contract for something that does not exist yet, paying deposits in stages over a year or more, and taking on a completion date that can move. The mechanics are where presale buyers get hurt, so they come before the project list on this page rather than after it.
What the deposit schedule means practically: you need the first deposit in cash at signing, and you need a plan for each subsequent one. A common pattern is 5 percent at contract signing then further 5 percent increments over the following 12 to 18 months, sometimes written as 5-10-10-10.
