Why Mission is one of the busiest places to buy a home in Mission

Mission is the one place in the Fraser Valley where you can still buy an entry level detached house and take a train to work. It sits on the north bank of the Fraser River about 65 kilometres southeast of Vancouver, with Abbotsford to the south across the river and Maple Ridge to the west. The 2021 census counted 41,519 residents, up 7.7 percent from 38,554 in 2016.

The number that brings people here: Mission’s detached benchmark was $892,700 in August 2026, down 11.8 percent year over year. For comparison, on the same board report in the same month, Langley detached was $1,479,400 and Abbotsford detached was $1,117,700. Mission BC is one of the very few Fraser Valley markets where a typical detached house still starts with a 9.

The second thing that brings people here is the West Coast Express. Mission City Station is the eastern terminus of the commuter rail line, running five trains each way, five days a week, into downtown Vancouver. That combination, a detached house under a million dollars plus a one seat rail ride to the city, does not exist anywhere else in the region at this price.

The logical comparisons are Abbotsford directly south across the Fraser and Chilliwack further east. Mission BC is a Fraser Valley board area, so its figures sit on the same report as Abbotsford’s, Langley’s and Surrey’s. Chilliwack is not.

What Mission BC Actually Offers, and What It Does Not

The Mission Leisure Centre carries pools and an arena, Mission Memorial Hospital serves the city, and the Fraser River and Silverdale Creek Wetlands provide riverside and trail access. The municipal tree farm carries an extensive trail network used for hiking and mountain biking, and Mission Raceway Park is a professional dragstrip.

The city covers 226.98 square kilometres, much of it forested hillside and rural land rather than built up neighbourhood. That is why the acreage and view listings exist here at prices that do not exist west of the Mission Bridge, and it is also why servicing, slope and Agricultural Land Reserve status are the three things to check on any Mission house.

What Mission does not offer is flexibility on the commute. Five trains each way, peak direction, weekdays only. If you can use that two or three days a week the math is excellent. If you need to be downtown at unpredictable hours, it is a hard sell and you should hear that before you spend three Saturdays out here.

Two things to read carefully in that comparison. Mission detached is roughly $409,000 below the board wide detached benchmark and roughly $553,000 below Langley. But Mission townhomes at $621,700 are actually higher than Abbotsford townhomes at $596,600, and Mission apartments at $414,600 are higher than Abbotsford apartments at $374,600. Mission’s discount is a detached discount, not an across the board one. If you want an attached home in the eastern valley, Abbotsford is cheaper.

The other number that matters. Board wide, the Fraser Valley sales to active ratio was 10 percent in August 2026, below the 12 to 20 percent balanced range, with average days on market of 45 for detached, 37 for townhomes and 45 for condos. Mission’s own attached segments are very thin: 9 townhouse sales and 3 apartment sales in the month. With sample sizes that small, month to month benchmark moves in Mission’s townhome and condo categories should be treated as noisy.

Houses, townhomes and condos in Mission, in detail

Detached houses are Mission’s market. There were 239 active detached listings in August 2026 against 54 townhouses and 57 apartments, so roughly 7 in 10 Mission listings on the board were houses.

The stock is detached dominant with real acreage and rural options as you move away from the Mission City core. That mix is why asking averages look strange next to the benchmark: one aggregator reports a Mission detached listing average near $1,442,000 alongside a median sale near $850,000, a spread that only happens when a handful of large rural parcels sit in the same dataset as ordinary subdivision houses. The $892,700 benchmark is the number that describes a typical Mission house. The $1,442,000 asking average describes what happens to a mean when someone lists 20 acres.

Three Things to Check on Any Mission BC House

Check the servicing. Mission’s rural and semi-rural properties may be on well and septic rather than municipal water and sewer. Confirm for the exact address with the City of Mission before you write.

Check the slope. Much of Mission is built on the hillside rising north from the Fraser. Views are the upside; driveways, drainage and winter access are the things to inspect.

Check the Agricultural Land Reserve. Rural parcels in the Fraser Valley are frequently in the ALR, which limits what can be built and how the land can be used. Verify with the Agricultural Land Commission for any acreage listing.

Townhomes and Condos for Sale in Mission BC

Mission’s attached market is small and getting less small. There were 54 active townhouses and 57 active apartments on the board in August 2026, with benchmarks of $621,700 and $414,600. Active townhouse listings were up 10.2 percent year over year and active apartment listings up 39.0 percent, the only year over year increases in attached inventory of any Fraser Valley board sub area.

That inventory build is where the new construction is going. Most of the current townhome and condo supply is in Cedar Valley and near the West Coast Express station, and the City has designated a Transit-Oriented Area within 400 metres of the station allowing higher density and reduced parking requirements, which is shaping downtown redevelopment.

For a buyer, the honest read: a Mission townhome is not a bargain relative to Abbotsford, and inventory is rising fast in both categories. That is a good position to negotiate from and a reason to be selective about which complex and which location within it.

Mission’s main areas are Mission City, the downtown core beside the West Coast Express station; Cedar Valley, the primary current growth area with newer homes and schools; Silverdale, a large designated urban growth area to the southwest; and Hatzic to the east.

Mission City

The downtown core, the civic centre and the site of the West Coast Express station. It carries the oldest housing stock and the redevelopment activity driven by the Transit-Oriented Area designation within 400 metres of the station.

Cedar Valley

Where most current growth is happening, with newer homes, newer infrastructure and newer schools. If you want a house built this decade in Mission BC, this is the first place to look.

Silverdale

The long horizon story. A designated urban growth area in southwest Mission, planned across Central, West and East neighbourhoods. A real estate marketing source describes it as more than 3,400 acres and projects that it would add roughly 40,000 residents over time, which would come close to doubling the city. Both of those figures come from that marketing source rather than from the City of Mission, and the resident figure is a projection rather than a commitment. Verify current status and numbers with the City of Mission before you rely on either.

Hatzic

What Mission prices have done

Mission tracked the board on detached, down 7.0 percent year over year, and held up much better on attached: townhomes down only 1.1 percent and apartments down 6.8 percent. The townhouse figure is based on 4 sales in the month, so treat it as a weak signal rather than a trend.

Inventory is the clearer story. Mission’s active detached listings fell 18.4 percent year over year while active townhouses rose 10.2 percent and active apartments rose 39.0 percent. Houses are getting scarcer on the market here; attached homes are getting more plentiful.

What that means if you are buying in Mission BC right now: the negotiating room is greatest in townhomes and condos, where supply is rising fastest, and thinnest on detached, where listings have actually contracted. Nobody can tell you where prices go from here, and this page will not pretend otherwise.

What that means practically. A Mission commuter with a downtown job gets a seat, a table and roughly 75 minutes of usable time each way, five days a week, with no traffic variability. What they do not get is flexibility: five trains each way, peak direction, weekdays only. If your job needs you downtown at 2pm on a Wednesday, or you work shifts, or you need to leave at 4pm on a Friday, the train may not fit and the drive is long.

By car, Highway 7, the Lougheed Highway, runs west along the north bank of the Fraser toward Maple Ridge and the Tri-Cities. The Mission Bridge crosses to Abbotsford and Highway 1 to the south. Vancouver is about 65 kilometres away. Drive times vary enormously with traffic and are not published; plan your own trip rather than trusting a round number.

École Mission Senior Secondary

On Lund Avenue, the district’s only secondary school and the longest serving secondary school in Mission, established in 1952. In a district with one high school there is no secondary catchment decision to make and no school catchment price premium of the kind you see in Langley or South Surrey.
