Why Willoughby is the busiest place to buy a home in Langley
On a typical week this year there have been roughly 616 Willoughby homes for sale across all types, about 237 townhomes, 229 condos and 136 detached houses.
That is more active choice than most whole cities in the Fraser Valley, and it is the reason buyers who start their search anywhere in Langley usually end up walking a Willoughby townhome.
The community sits between 80 Avenue and the Langley Bypass, east of 200 Street, and its official MLS sub area name is Willoughby Heights. What was farmland here fifteen years ago is now a continuous grid of townhome complexes, low rise condos, single family pockets and neighbourhood commercial centres. The Township of Langley moved its Municipal Hall into Willoughby in 2006 to follow that growth.
Two things drive demand here more than anything else: the schools, and the SkyTrain that is under construction along Fraser Highway right now. R.E. Mountain Secondary in Willoughby is the largest high school in British Columbia by enrollment and the only school in Langley that offers the International Baccalaureate program. Willoughby Town Centre, parks and everyday life
Willoughby Town Centre at 208 Street and 80 Avenue is the neighbourhood’s commercial heart, with about 43 businesses and 763 parking stalls covering groceries, banking, a liquor store, pharmacy, coffee, a nail salon and a run of independent restaurants including Ban Chan, Woking Dragon, Noodlebox and Hi Five Chicken. It is about a five minute drive from downtown Langley and close to Highway 1.
Langley Events Centre is the other anchor: 322,312 square feet with an arena bowl seating 5,276, home to Vancouver FC at the adjoining Willoughby Stadium. A $149 million expansion adding five more arenas, three ice and two dry, has been under construction since December 2023. If you have a child in hockey, ringette, volleyball or basketball, this single building is a large part of why families choose Willoughby.
Day to day, Willoughby is walkable in pockets and drivable everywhere else. Willowbrook Shopping Centre, the Langley Bypass big box strip and downtown Langley are all within about 10 minutes by car, which is a local estimate rather than a published figure.

Two numbers explain the current negotiating climate. Willoughby’s sales to active ratio has been running near 9.1 percent, and across the Fraser Valley the June figure was 11 percent, against a balanced range of 12 to 20 percent. At the same time about 34.3 percent of Willoughby homes still sell in under 10 days. Both are true: there is plenty of supply overall, and the well priced, well finished units still move fast.

What Willoughby prices have done
Volume is soft rather than collapsing. The board recorded 941 sales in August, down 14 percent from July but 1 percent above August 2025, against 9,787 active listings. Board chair Ishaq Ismail described a tug of war between buyers and sellers, with buyers negotiating below asking and sellers who need to sell accepting lower offers.
What that means if you are buying in Willoughby right now: you have selection, time and negotiating room that did not exist in 2021 or 2022, particularly on condos, where the year over year decline is the steepest of the three types. It also means pricing discipline matters, because there are usually several comparable units in the same complex or the one next door. No one can tell you where prices go from here, and any agent who does is guessing.

Townhouses for Sale in Willoughby
Recent inventory has held roughly 237 active townhouses, more than any other type in the neighbourhood, with asking prices averaging near $945,000 and a full range from about $435,000 for an older or smaller unit up to $1,749,000 for a large newer end unit.
What that buys, practically: most Willoughby townhomes are 2015 or newer, three bedrooms up, a powder room on the main, a double side by side or tandem garage, and a small fenced yard or a rooftop deck. Complexes are typically 40 to 120 units with a playground and a shared amenity room.
The trade you are making versus a detached house in Walnut Grove is age against land. A Willoughby townhome is newer, warmer, cheaper to heat and needs almost nothing for a decade. It also has a strata, a depreciation report and less private outdoor space. Ask for the strata documents and the current fee on any unit you shortlist, because fees vary widely by complex and we do not publish an average we cannot source.
Condos for Sale in Willoughby Heights
Willoughby’s condo stock is young. Recent inventory has held roughly 229 active condos, asking on average near $600,000, from about $309,900 for a one bedroom to $1,699,000 at the top of the range. The Langley apartment benchmark was $534,000 in August 2026.
Most of it is wood frame low rise built after 2014, concentrated around Willoughby Town Centre and the Yorkson and Latimer areas. This is the entry point into Willoughby: a one bedroom and den here still costs less than most Langley townhomes, and it puts a buyer inside the same school catchments and the same future transit corridor. Presale high rise product has also started marketing near the future Willowbrook station.
Detached Homes and New Construction in Willoughby
Detached is the thinnest slice, with roughly 136 active houses and asking averages near $1,100,000. The Langley detached benchmark was $1,479,400 in August 2026, which tells you Willoughby detached sits below the Langley detached average, because Willoughby lots are smaller and newer than the acreage influenced south and east of the Township. That comparison is a reasonable read of the two figures, not a published board statistic.
New construction is a live category here rather than an occasional one. Willoughby is still building out, so at any time there are presale townhome phases, new single family releases and new condo buildings being marketed in the neighbourhood. Willoughby and the Surrey to Langley SkyTrain
The extension runs 16 km from King George Station to 203 Street in Langley City, with stations at Green Timbers, 152 Street, Fleetwood, Bakerview 166 Street, Hillcrest 184 Street, Clayton, Willowbrook and Langley City Centre, and transit exchanges at Bakerview 166 Street, Willowbrook and Langley City Centre. As of mid 2026, guideway foundation work is almost 90 percent complete, 75 percent of the guideway columns are built, more than 30 percent of guideway segments are installed, and track installation began in the last week of April 2026. Dashed segments and hollow dots mark stations that are not open yet.
Until the line opens, Willoughby is a car first neighbourhood with a good bus spine. Route 503 Fraser Highway Express runs between Surrey Central Station and Langley Centre every 10 to 15 minutes at peak, continuing to Aldergrove off peak. From King George Station the Expo Line reaches Waterfront Station downtown in 40 minutes.

R.E. Mountain replaced Killarney Secondary as British Columbia’s largest high school by enrollment in September 2023. It runs the IB Diploma for Grades 11 and 12 plus a Pre IB stream, and it is the only Langley school with the program.

Emery Dosdall Secondary is scheduled to open in September 2027 with capacity for about 1,900 students, and the district report recommended a Pre IB program there for Grades 9 and 10 while R.E. Mountain continues to accept out of catchment IB students.
