Is my BC Assessment the same as my home’s market value?

No. BC Assessment values every property as of July 1 of the previous year for property tax purposes, so it already lags the market by six months when the notice arrives in January. It also never inspects your home, so it cannot account for renovations, condition or current competition.

How accurate are online home value estimates in Langley?

They are algorithms trained on sold data and assessment records, which makes them a reasonable starting range but not a list price. They cannot see condition, upgrades, view, or the homes competing with yours right now. A Comparative Market Analysis is what you list from.

What is the average home price in Langley right now?

As of the August 2026 Fraser Valley board report, Langley benchmarks were about $1,479,400 for detached, $806,400 for townhomes and $534,000 for apartments, with an all types composite of $948,600, down 6.6 percent year over year. These update every month.

Is it a buyer's or a seller's market in Langley?

A buyer's market. The Fraser Valley sales to active ratio was 10 percent in August 2026, below the 12 to 20 percent balanced range, with 9,787 active listings across the board area. Realistic pricing matters more in this market than in any of the last four years.

How long does it take to sell a home in Langley?

In August 2026, Fraser Valley detached homes averaged 45 days on market, townhomes 37 days and condos 45 days. A well prepared, correctly priced home can move faster, and an overpriced one routinely takes much longer.

Is the free home evaluation really free, and is there any obligation?

Yes and no, in that order. The evaluation costs nothing and carries no obligation to list. It exists because most sellers want a real number before they decide anything, and because a seller who understands their price range is easier to work with later.

Does my home’s value depend on which part of Langley I am in?

Considerably. Willoughby Heights sold averages have run near $862,037 and Walnut Grove near $1,088,077, in the same municipality. Property type explains part of the gap and lot size explains most of the rest.

Will the Surrey Langley SkyTrain increase my home’s value?

Improved transit access is a factor buyers weigh, and the line is targeted to open in late 2029 with stations at Willowbrook and Langley City Centre. Nobody can responsibly promise a specific price effect on a specific property from an infrastructure project, and this page will not.
