Why Panorama Ridge is the detached end of Newton

A recent snapshot showed about 146 Panorama Ridge homes for sale, roughly 105 of them detached houses, 26 townhomes and only 2 condos.

Panorama Ridge is an official BC community name, adopted in 1977, for the ridge west of Surrey Centre that falls toward Mud Bay. The City of Surrey describes Joe Brown Park as sitting within the Newton community and the Panorama Ridge neighbourhood, and Highway 10 runs through on 58 and 56 Avenue.

It is Newton’s detached end. In the 6 Statistics Canada tracts between 120 and 136 Street south of 64 Avenue, 44 percent of dwellings in 2021 were single detached houses and another 38 percent were up and down units in a house, against 33 and 23 percent across Surrey. There were no apartments of 5 storeys or more at all.

Panorama Ridge sits inside the larger Newton town centre, which is where to look if you want Newton’s deeper townhome and condo supply instead.

Parks, Recreation and Everyday Life in Panorama Ridge

Joe Brown Park at 5381 125A Street is the neighbourhood’s signature park: 27.5 hectares, or 68 acres, with multi use trails for walking, cycling and horseback riding that connect to the Delta-South Surrey Regional Greenway and the Serpentine Greenway. It has a softball field, a fenced 1.75 acre dog off leash area opened in 2022, and riding facilities that are home to the Panorama Ridge Riding Club. Its western part was the City’s Colebrook Pit gravel quarry until 1983.

Colebrook Park, at over 175 hectares, is a natural area park on the slope overlooking Mud Bay, with wildlife, birds, trees and streams and nature trails open to the public. West Newton Community Park, north of Highway 10 between 128 and 132 Street, was completed in 2014 with a regulation size grass cricket pitch, a pavilion, an asphalt walking loop and a large playground. Panorama Park at 60 Avenue adds a kids BMX pump track, a playground and a fenced off leash area.

Just north, inside the same secondary catchment, Unwin Park at 13313 68 Avenue has an outdoor pool, a water spray park, an inclusive playground, cricket and soccer fields and lacrosse boxes. For indoor recreation the closest entries on the City’s facility list are the Newton Recreation Centre at 13730 72 Avenue and the Tong Louie Family YMCA at 14988 57 Avenue.

There is no City of Surrey profile for Panorama Ridge on its own; the City reports it inside Newton. So we built this card from the 6 Statistics Canada census tracts between 120 and 136 Street south of 64 Avenue, adding their counts together. About 74 percent of households own their home, against 70 percent across Surrey, and 49 percent of residents are immigrants, against 45 percent.

Slower growth than the city as a whole fits a neighbourhood that is largely built out. The buyers who land here are, in rough order: families moving up to a larger house, multigenerational households who need the space and the second unit, and owners trading up within Newton. That ordering is drawn from the housing stock and the household figures on this page rather than from a published survey.

Tract totals are our sums of published Statistics Canada counts; the income figure is the tract averages weighted by households. Medians cannot be combined that way, so none are printed.

Note the gap between the asking average and the sold average. They describe different sets of homes: the asking figure is today’s listings, heavy with large detached houses, and the sold figure is what actually closed. Zolo counted 21 sales against 79 new listings in the 56 days to September 29, at about 96 percent of list price, and reports that half of recent sales went in under 10 days. The good houses still move.

Houses, townhomes and condos in Panorama Ridge, in detail

Most of what sells here is a house, very often a house with a second unit in it. Townhomes are a real but smaller option, and condos are close to absent.

Detached Houses for Sale in Panorama Ridge

Roughly 105 of the 146 homes in the latest snapshot were houses, with the listing average for all types near $1,862,000, about 34 percent above the Surrey average. The Surrey Central detached benchmark, a typical home across a much larger area, was $1,304,100 in September 2026.

What that buys: mostly 1980s and 1990s family homes, with 48 percent of dwellings in the 6 tracts built between 1981 and 2000 against 37 percent citywide. The 2021 census put the average owner estimated dwelling value across the tracts at about $1,404,000, against $1,102,000 for Surrey, and in the southern tract, roughly 120 to 136 Street below 57 Avenue around Joe Brown Park, the average was $2,420,000. Those are self reported values, not sale prices.

38 percent of dwellings are what the census counts as an apartment or flat in a duplex, one of 2 units stacked one above the other, against 23 percent citywide. In a neighbourhood this detached, that usually means a house with a suite. That reading is ours, drawn from the dwelling mix rather than a published study.

Townhomes and Condos for Sale in Panorama Ridge

Recent inventory ran to about 26 townhomes asking an average of about $876,000, from about $698,000 to $1,399,000, and only about 2 condos asking near $462,000. In the 2021 census, row houses were 8.8 percent of dwellings and low rise apartments 8.6 percent, with no high rise at all.

For a buyer who wants this address on a townhome budget, the supply is thin but real. The Surrey Central townhouse benchmark of $749,600 fell only 3.9 percent over the year, the smallest drop of any type in this board area.

What Panorama Ridge prices have done

Board wide, the Fraser Valley stayed a buyer’s market in September with a sales to active ratio of 9 percent, and detached homes took an average of 45 days to sell. Board chair Ishaq Ismail described a tug of war, with some buyers negotiating below asking.

Panorama Ridge has run against that tide on Zolo’s numbers: its 56 day window to September 29 put the local average sold price about 11.1 percent above the same window a year earlier, on 21 sales. That is a small sample and it moves with the mix of homes sold, so read it as a sign of steady demand rather than a forecast.
