WHY BUYERS CHOOSE LANGLEY

And It Is About to Get a SkyTrain

If you want to buy a house in Langley, the two questions that matter most are which community fits your life, and how close to that line you need to be.

  • Two Langley Stations

The Expo Line extension terminates at Langley City Centre, with a second Langley station at Willowbrook, targeted to open in late 2029.

  • The Township of Langley

A large district covering Willoughby, Walnut Grove, Brookswood, Murrayville, Fort Langley, Aldergrove and Willowbrook.

  • The City of Langley

A small, compact, walkable urban centre inside the Township. Separate councils, bylaws and tax rates, and a listing described as "Langley" could be in either.

  • Who Langley Suits

First-time condo buyers near the future stations, families wanting newer townhomes, move-up families chasing schools, and acreage and large-lot buyers.

FAQ

Frequently Asked Questions About Buying in Langley

8 questions Langley buyers ask, answered with the August 2026 Fraser Valley board figures, the current Surrey Langley SkyTrain dates and the school district's April 2026 catchment decision.

  • How much is a home in Langley right now?

As of the August 2026 board report, Langley benchmarks were $1,479,400 for detached, $806,400 for townhomes and $534,000 for apartments, with an all-types composite of $948,600, down 6.6 percent year over year. These update monthly.

  • What is the difference between the Township of Langley and the City of Langley?

Two separate municipalities. The Township is a large district covering Willoughby, Walnut Grove, Brookswood, Murrayville, Fort Langley, Aldergrove and Willowbrook, with 132,603 residents in 2021. The City is a compact walkable urban centre with 30,333. Different councils, bylaws and tax rates.

  • What are the best neighbourhoods in Langley to buy?

It depends on the goal. Willoughby for newer townhomes and the IB school, Walnut Grove for established detached family homes and Highway 1, Brookswood for larger lots, Fort Langley for heritage character, Aldergrove for value.

  • When will the SkyTrain reach Langley?

The Surrey Langley SkyTrain is targeted to open in late 2029, terminating at Langley City Centre with a second Langley station at Willowbrook. As of mid 2026 all eight station sites are under construction and track installation has begun. Ignore older sources citing 2028.

  • Is Langley a buyer's or a seller's market?

A buyer's market. The Fraser Valley sales-to-active ratio was 10 percent in August 2026, below the 12 to 20 percent balanced range, with 9,787 active listings board-wide and Langley sales up 2.1 percent year over year.

  • Where are the cheapest homes in Langley?

Generally Aldergrove at the eastern end, and the condo segment in Willoughby and the City of Langley, where Willoughby listings have started around $309,900. Fort Langley and Brookswood sit at the other end of the range.

  • Can you buy acreage in Langley?

Yes, and it is one of the few places in Metro Vancouver where that is a routine search. Be aware that much rural Langley land is in the Agricultural Land Reserve with restrictions on building and subdivision, and large parts of the rural area are on septic rather than sewer.

  • Which Langley school offers the IB program?

R.E. Mountain Secondary in Willoughby is the only Langley school offering the International Baccalaureate, and it is the largest high school in BC by enrollment. Catchments were redrawn in April 2026 and Emery Dosdall Secondary opens in September 2027 with a recommended Pre-IB stream.
