Why Fleetwood is one of the busiest places to buy a home in Surrey
Fleetwood station is being built at the northeast corner of 160 Street and Fraser Highway, on the 16 km Surrey Langley extension targeted to open in late 2029. It is one of two stations already showing significant above ground construction.
Fleetwood is Surrey’s newest town centre and the only one the SkyTrain is being built straight through. That is the headline, but it is not the whole reason to look here.
Fleetwood is a settled, higher income, low turnover part of Surrey. Its population grew just 5 percent between 2016 and 2021, against 10 percent citywide, and 77 percent of residents own their home versus 70 percent across the city. People buy here and stay.
On a typical week there have been roughly 319 Fleetwood homes for sale, about 148 detached, 104 townhomes and 48 condos, and homes have been taking around 26 days to sell. The MLS sub area name you will see on listing sheets is Fleetwood Tynehead, named for the adjacent regional park.

Fleetwood Community Centre at 159 Street and 84 Avenue sits beside the Fleetwood branch library and Francis Park, which has a 300 metre fitness loop. Fleetwood Park carries a 1.8 km wooded loop, sport courts and a splash pad. Surrey Lake Park covers part of the community’s northern edge, and the Surrey Sport and Leisure Complex is a short drive.
A note on the name: the MLS sub area is called Fleetwood Tynehead, after Tynehead Regional Park. The park itself sits inside the neighbouring Guildford community boundary rather than in Fleetwood, and this page does not claim otherwise.
The new Surrey Hospital and BC Cancer Centre in Cloverdale is a short drive south and opens in 2030. It is often cited as a value driver for the Fleetwood corridor, which is an opinion rather than a measured effect.

One local analysis notes Fleetwood prices sitting roughly 8 to 12 percent below their 2022 peaks. That is a brokerage opinion rather than a board statistic. For context the whole Fraser Valley composite sits about 15.6 percent below where it stood three years ago on the board’s index, so on that comparison Fleetwood has held better than the region.

Houses, townhomes and condos in Fleetwood, in detail
Townhomes are the most common home in Fleetwood by a wide margin, at 52 percent of private dwellings against the Surrey wide 42 percent.
Fleetwood Townhomes for Sale
Row and townhouse dwellings account for 52 percent of Fleetwood’s private dwellings, 10,225 units, well above the Surrey wide 42 percent. On the active market that translates to roughly 104 townhome listings at a typical time.
Surrey townhomes averaged $763,841 sold in August 2026, down 10.8 percent year over year. On the board’s three year index Surrey townhomes have still fallen the least of the three property types, 12.4 percent against 15.8 for detached and 18.5 for apartments, so they remain the most resilient segment in this market cycle, and Fleetwood is where Surrey has the most of them relative to its size.
Condos for Sale in Fleetwood
Low rise apartments are 11 percent of Fleetwood’s dwellings, 2,100 units, and high rise just 1 percent, 120 units. That mix is planned to change under the Fleetwood Plan’s transit oriented densities. Today a Fleetwood condo is a scarce product, which is part of why that search carries an unusually high advertiser cost per click.
Detached Houses for Sale in Fleetwood
Single family homes are 36 percent of the dwelling stock, 7,160 units, slightly above the city’s 33 percent, and they are the largest share of active listings at roughly 148. Most of it is subdivision housing on regular suburban lots, which is a read of the dwelling and growth data rather than a published age of stock study.
The Fleetwood Plan is a transit oriented community plan anticipating a surge in housing demand and considerably higher density around the station, including mid rise and high rise forms. If you are buying a detached home in the station area, understand that the neighbourhood around it is planned to change shape, not stay as it is.

What Fleetwood prices have done
The Fraser Valley composite benchmark was $869,900 in August 2026, down 7.2 percent year over year, with a sales to active ratio of 10 percent against a balanced range of 12 to 20 percent, and 9,787 active listings board wide.
Some market commentary frames Fleetwood as a window before the SkyTrain and hospital are fully priced in. That is a brokerage opinion, not a fact, and it should be read as one. What is factual is the station location, the construction status and the timeline. Nobody can responsibly promise a return on any property.
| Property type | Year over year change |

Commuting from Fleetwood
Two of the eight new stations, Fleetwood and Bakerview 166 Street, are inside or on the edge of the community. As of mid 2026 construction is active at all eight station sites, foundation work is complete at six of them, guideway foundations are almost 90 percent complete, 75 percent of guideway columns are built, the underground duct bank is over 75 percent complete, and track installation began in the last week of April 2026. Significant above ground station construction is visible at Fleetwood and Green Timbers. Dashed segments and hollow dots mark stations that are not open yet.
Fraser Highway is the main east to west spine and is also the SkyTrain alignment, so expect construction impacts on it through 2029.
From late 2029, with Fleetwood station open, a Fleetwood resident reaches King George in a few minutes and downtown Vancouver in roughly 50 minutes without touching a car. That total is an estimate derived from the published 40 minute King George to Waterfront time, not an official projection.
