Surrey Real EstateExperts You Can Trust
Surrey is six town centres with six different price levels, and the gap between them is bigger than the gap between most Lower Mainland cities. Pricing a Cloverdale house off a Newton comparable is how sellers lose money. Local knowledge is the whole job here.

It's More Than a Price. It’s What Buyers Value.
Home value is shaped by more than the market. These local factors can make a big difference in what your Surrey home is worth.
Which Town Centre You Are In
The board reports Surrey as four separate areas, and detached benchmarks run from $1,262,400 to $1,649,200 across them.
Distance to the New SkyTrain
Fleetwood and Clayton stations open with the line in late 2029. Buyers ask about it; no one can promise a price effect from it.
The New Surrey Hospital
The hospital and BC Cancer Centre in Cloverdale opens in 2030 and brings permanent healthcare employment to east Surrey.
Lot Size & Suite Potential
In detached Surrey, the lot and what can legally be done with it often matters more than the finishes.
School Catchments
Surrey catchments have been redrawn repeatedly as new schools open, and several secondaries are over capacity.
Condition, Upgrades & Current Competition
The factor an algorithm cannot price, and the one that decides whether you sell in 25 days or 60.
FrequentlyAsked Questions
Straight answers about home values in Surrey and the local market.
Is my BC Assessment the same as my home’s market value?
No. BC Assessment values every property as of July 1 of the previous year for property tax purposes, so it already lags the market by six months when the notice arrives in January. It also never inspects your home, so it cannot account for renovations, condition or current competition.
How accurate are online home value estimates in Surrey?
They are algorithms trained on sold data and assessment records, which makes them a reasonable starting range but not a list price. In Surrey they are weaker than usual, because a home two kilometres away can sit in a different board reporting area with a benchmark hundreds of thousands of dollars apart.
What is the average home price in Surrey right now?
In August 2026 the average sold detached home in Surrey was $1,418,924, townhomes averaged $763,841 and condos $476,570, with an MLS benchmark of $912,700 for a typical home of any type. All were down year over year, and these figures update monthly.
Is it a buyer's or a seller's market in Surrey?
A buyer's market. The Fraser Valley sales to active ratio was 10 percent in August 2026, below the 12 to 20 percent balanced range, with 9,787 active listings across the board area. Realistic pricing matters more in this market than in any of the last four years.
How long does it take to sell a home in Surrey?
In August 2026, Fraser Valley detached homes averaged 45 days on market, townhomes 37 days and condos 45 days. Some Surrey pockets have been faster, with Cloverdale near 27 days and Fleetwood near 26. A well prepared, correctly priced home can move faster, and an overpriced one routinely takes much longer.
Does my home’s value depend on which part of Surrey I am in?
Considerably, and more than in most cities. The board reports Surrey as four areas, and the August 2026 detached benchmark ran from $1,262,400 in North Surrey to $1,649,200 in White Rock and South Surrey. Property type explains part of the gap and lot size explains much of the rest.
Is the free home evaluation really free, and is there any obligation?
Yes and no, in that order. The evaluation costs nothing and carries no obligation to list. It exists because most sellers want a real number before they decide anything, and because a seller who understands their price range is easier to work with later.
Will the SkyTrain or the new Surrey hospital increase my home’s value?
Both are factors buyers weigh. The Surrey Langley SkyTrain is targeted to open in late 2029 with stations at Fleetwood and Clayton, and the new Surrey Hospital and BC Cancer Centre in Cloverdale opens in 2030. Nobody can responsibly promise a specific price effect on a specific property from an infrastructure project, and this page will not.
