Cloverdale has a historic main street, a rodeo that has run for over a century, and a working agricultural edge, and it is simultaneously the site of the biggest single construction project in the city: the new Surrey Hospital and BC Cancer Centre. Buying here in 2026 means buying into a community that is about to change considerably.

Geographically it is the eastern quarter of Surrey. The western border runs along 160 Street, the southern border along 48 Avenue, Langley is to the east, and Guildford and Fleetwood sit to the north across 84 Avenue and 76 Avenue. It covers 4,917 hectares and is the third largest community in Surrey.

For buyers, the practical appeal is straightforward: more detached supply than most of Surrey, prices below Langley for a comparable house, and two of the region’s largest infrastructure projects landing within a few kilometres.

The New Surrey Hospital and BC Cancer Centre

The new Surrey Hospital and BC Cancer Centre is being built in Cloverdale at 5500 180 Street, next to Kwantlen Polytechnic University. It is Surrey’s second hospital, and it includes six linear accelerators, a cyclotron and PET CT imaging, a second Surrey emergency department, on site childcare and 730 parking spaces. It is designed as British Columbia’s first fully electric hospital.

Construction completion is scheduled for 2029 with opening in 2030, and the budget has been revised to roughly $2.88 billion. What that means for a buyer, stated honestly: a hospital of that size brings thousands of permanent healthcare jobs into a community of about 75,000 people, and those workers will want to live near it. That is a real demand factor. It is not a promise about your property’s future price, and nobody can make one.

Things to Do in Cloverdale

The Museum of Surrey at 17710 56A Avenue is free to visit and anchors the Cloverdale Heritage Campus alongside the historic main street. The Cloverdale Rodeo and Country Fair runs every Victoria Day weekend and is the fifth largest rodeo in Canada. Cloverdale also hosts what is described as Western Canada’s largest Canada Day celebration.

The Cloverdale Sport and Ice Complex, a $133 million facility with two NHL size rinks integrated with the fairgrounds, opened in 2025, and Cloverdale Athletic Park covers 20 hectares of fields and courts. The historic main street itself, with its early 20th century storefronts, has been used as a filming location for years and is the reason Cloverdale reads differently from every other part of Surrey.

At the census level, single family homes make up 41 percent of Cloverdale’s dwellings, against 33 percent citywide.

The stock splits into two eras. West Cloverdale and the streets around the historic centre are older, on larger and less regular lots. The newer subdivisions to the north and east, including Clayton Heights, are 2000s and 2010s builds on tighter lots with rear lanes. Which of the two you want is really a question about whether you value land or newness, and the price per square foot reflects it.

The sales to active ratio was 10 percent board wide, below the 12 to 20 percent balanced range, with 9,787 active listings. In Surrey, August 2026 average sold prices were down 9.9 to 12.0 percent year over year depending on property type.

The Clayton station at 190 Street and Fraser Highway is planned as the future main commercial hub of Clayton under the City’s Clayton Corridor Plan. The wider extension runs 16 km with eight stations, with all station sites under construction, guideway foundations almost 90 percent complete and track installation started in April 2026.
