Why Guildford is one of the busiest places to buy a home in Surrey
First, the thing everyone Googles by accident: this is Guildford in Surrey, British Columbia, not Guildford in Surrey, England. The BC version is a town centre in Canada’s fastest growing large city, it is built around Guildford Town Centre shopping mall at 104 Avenue and 152 Street, and it is one of the more affordable places in Surrey to buy a condo or a townhome.
Guildford occupies the northeast corner of Surrey. The Fraser River wraps its northern edge, Whalley sits to the west, Langley is to the east, and the southern boundary jogs from 96 Avenue down to 84 Avenue. It covers 4,421 hectares and held 64,985 residents in the 2021 census, 12 percent of Surrey’s population.
Two different housing markets live inside that boundary. Around the mall you get a dense mix of low rise condos, townhomes and older detached homes at some of Surrey’s lowest prices. Up the hill to the northeast you get Fraser Heights, a quieter, larger lot detached enclave with a well known secondary school. Guildford’s overall average sold price has recently run near $725,557 over roughly 41 days on market, which is materially below the Surrey average and the reason so many first time buyers start here.

The Guildford Recreation Centre and the Guildford Aquatic Centre sit next to the mall, and the aquatic centre carries Olympic length pool facilities.
Tynehead Regional Park and Surrey Bend Regional Park are both inside Guildford’s boundaries and are the community’s significant natural areas. 52 percent of residents are immigrants, above the citywide 45 percent, and the top place of origin among recent immigrants was the Philippines at 20 percent, a different profile from the city overall where India led at 46 percent. 63 percent of residents speak English at home. 11 percent of Guildford residents were considered low income against 9 percent citywide.

Guildford is condo country, and the census proves it rather than a listing feed. Low rise apartments make up 32 percent of Guildford’s private dwellings, some 6,970 units, against 20 percent citywide. High rise is a thin 3 percent, 730 units.

The North Surrey apartment benchmark was $401,400 in August 2026, down 10.0 percent year over year, with detached and townhomes in the area down 11.5 and 10.5 percent, so all three types are falling at a similar pace.
What that buys, practically: most of the stock is wood frame low rise within walking distance of Guildford Town Centre, the Guildford library and the recreation complex. This is one of the few places in Surrey where a buyer can be genuinely car light without living in a high rise, and it is the cheapest entry point into a town centre with a full mall, a pool and immediate Highway 1 access.
Guildford Townhomes for Sale
Row and townhouse dwellings account for 30 percent of Guildford’s stock, 6,540 units. That is below the Surrey wide 42 percent, so Guildford is less townhome dominant than Newton, Fleetwood or Cloverdale. Recent inventory has held roughly 38 active townhomes. The North Surrey townhouse benchmark was $681,400 in August 2026, down 10.5 percent year over year.
The practical read: Guildford townhomes are generally older than what you find in Clayton or Willoughby, and they are priced accordingly. A buyer trading a Willoughby townhome for a Guildford one is usually buying an earlier build year and a shorter commute to the Port Mann Bridge.
Detached Houses for Sale in Guildford and Fraser Heights
Single family homes are actually Guildford’s largest dwelling category by count, 7,565 units at 35 percent of the stock, slightly above the citywide 33 percent. They just do not turn over as often, so listing counts stay thin: recent inventory has run about 33 active detached houses.
Fraser Heights is the premium half of that story. It is the newer subdivision sloping down toward the Fraser River in Guildford’s northeast, with larger detached homes, quiet streets, its own retail and medical cluster, and parks. Guildford’s January 2026 average detached sold price was about $1,118,750, down roughly 19.9 percent year over year in a clear buyer’s market. That figure is January 2026 and is printed with its date because it is six months old.
The average value of a Guildford dwelling in the 2021 census was $1,041,000, against $1,102,000 citywide. That is a census self report measure rather than a sale price, but it captures the same relationship: Guildford runs slightly below the Surrey average across the board.

What Guildford prices have done
Supply is the other half of the story. North Surrey carried 699 active apartment listings in August against 53 sales, and 423 active detached listings against 35 sales. Board chair Ishaq Ismail described a tug of war between buyers and sellers, with buyers negotiating below asking and sellers who need to sell accepting lower offers.
What that means if you are buying in Guildford right now: this is the deepest condo selection in Surrey and the most negotiating room in years, and it is the segment where prices have fallen furthest. It also means a seller in your target building has probably been on market a while, which is information worth having before you write. Nobody can tell you where prices go from here, and any agent who does is guessing.

Commuting from Guildford
A note on "Guildford station". Searchers looking for a Guildford railway station are usually looking at the England one. In Surrey BC the transit anchor is Guildford Exchange, a bus loop next to the mall. The Surrey Langley SkyTrain now under construction runs along Fraser Highway to the south and does not serve Guildford directly. The nearest Expo Line stations remain Surrey Central and King George. From King George the Expo Line reaches Waterfront Station in downtown Vancouver in 40 minutes.
How Guildford actually commutes. In 2021, 80.5 percent of Guildford’s employed labour force drove to work, 13.7 percent took transit and 4.3 percent walked or cycled. Transit share fell from 19.4 percent in 2016, a steeper drop than the citywide fall from 14.9 to 13.1 percent. On commute length, 51 percent of the workforce travels under 30 minutes, 38 percent takes 30 to 59 minutes and 11 percent takes an hour or more.
By car, Guildford is Surrey’s Highway 1 gateway. The 152 Street and 160 Street interchanges are immediate, and the Port Mann Bridge is the crossing to Coquitlam and points north. For anyone whose job is in the Tri-Cities or Burnaby rather than downtown, this is the single strongest argument for Guildford over any other Surrey town centre.
