Does it cost anything to talk to Shawn?

No. A first conversation, a home valuation and a presale price list are all free and carry no obligation. Shawn is paid a commission by the seller when a sale completes, so there is nothing to pay for advice, for viewings or for a market opinion.

What areas do you cover?

Langley, Surrey and the Fraser Valley, including Willoughby, Walnut Grove, Brookswood, Cloverdale, Fleetwood, Guildford, Newton, South Surrey and Clayton Heights, plus Abbotsford, Chilliwack and Mission. Shawn is licensed across British Columbia and works throughout the Lower Mainland.

How much does it cost to sell a home in BC?

Total selling costs typically run about 3 to 6 percent of the sale price. Realtor commission is the largest piece, commonly quoted as 7 percent on the first $100,000 plus 2.5 to 3.5 percent on the balance plus GST, and it is negotiable and not set by law. Legal or notary fees usually run $1,000 to $2,000.

Do sellers pay the Property Transfer Tax?

No. Property Transfer Tax is paid by the buyer. Sellers of resale homes also do not pay GST on the sale, because GST applies to newly built homes rather than to resale.

How long does it take to sell a home here?

In August 2026, Fraser Valley homes averaged 45 days on market for detached, 37 for townhomes and 45 for condos. A well prepared, correctly priced home can move faster and an overpriced one routinely takes considerably longer. No specific timeline can be guaranteed.

How do presale deposits work in British Columbia?

Deposits usually total 15 to 25 percent of the price, paid in stages starting around 5 percent at signing. They are held in trust under the Real Estate Development Marketing Act and are protected if the developer fails before completion. You can also cancel in writing within 7 calendar days of the later of signing or receiving the Disclosure Statement, for a full refund with no fee.

Are there savings for first time buyers on a new home?

Often, yes. Eligible first time buyers can receive a 100 percent federal GST rebate worth up to $50,000 on a new home up to $1,000,000, phasing out to zero at $1,500,000. The newly built home Property Transfer Tax exemption reaches up to $1,100,000 with a partial exemption to $1,150,000. Eligibility conditions apply and this is general information, not tax advice.
