Why Aldergrove is where Langley buyers find a house for less

In early October 2026 Zolo listed 111 Aldergrove homes for sale, including 56 houses, 21 condos and 7 townhomes, with houses asking from $799,000.

Aldergrove is the Township of Langley’s eastern town, a mix of rural, residential and business land on the border with Abbotsford, with the Lynden crossing into Washington State at the south end of Highway 13. It is a real town with its own high school, recreation centre and now a rebuilt downtown, in a predominantly agricultural area.

For buyers the story is price. Houses here were asking from $799,000 in our October snapshot, against a Langley detached benchmark of $1,471,100 in September 2026. More than half of the listed houses with a build year date from the 1970s and 1980s, so you are buying an older house, often on a bigger lot, for a lot less than the newer communities to the west.

What you give up is distance. Aldergrove is the far end of the Fraser Highway corridor from the coming SkyTrain terminus in Langley City, and the commute to Vancouver is longer than from Walnut Grove or Murrayville. For a lot of buyers that is a trade worth making.

Why Choose Aldergrove?

The Eastern Town of Langley

Aldergrove has had its own post office since 1885, and in 2025 it finally got a downtown to match.

The Town Centre, Parks and Everyday Life in Aldergrove

Aldergrove got a new downtown in 2025. Aldergrove Town Centre, built by Janda Group at Fraser Highway and 272 Street, replaced the old Aldergrove Mall with 4 mixed use buildings of 6 to 10 storeys, 456 condo style homes, a parkade and ground floor commercial space, and it held its grand opening on November 2, 2025. The buildings are named after Aldergrove pioneer families, Shortreed, Jackman and Vanetta among them, and the project includes new pathways along Bertrand Creek.

The Aldergrove Credit Union Community Centre at 27032 Fraser Highway opened in 2018 and carries the pools, an outdoor waterpark, an ice arena and a fitness centre. Aldergrove Regional Park, run by Metro Vancouver, has about 15.1 km of walking trails, 6.8 km of equestrian trails and 7 km of cycling trails through meadow, forest and wetland. The Greater Vancouver Zoo, a 120 acre privately run zoo at 5048 264 Street, has been here since 1970.

The honest trade off is shopping and distance. Local reporting in July 2025 called shopping a key concern for many Aldergrove residents and said no businesses had yet committed to the new commercial space. Langley City, Willowbrook and Abbotsford are all a drive away, and the community sits at the eastern edge of the Township, which meets Abbotsford at 276 Street.

The Alder Grove post office opened on October 1, 1885, named for the dense alder groves early settlers had to cut through, and the 1 word spelling took over in the 1920s. In the 2016 census Aldergrove counted 15,498 people across 2 population centres: 12,007 in the Township of Langley and 3,491 in Aldergrove East, on the Abbotsford side.

The buyers who land here are, in rough order: first time buyers stretching for a detached house, families who want a yard and their own high school in town, buyers who work east toward Abbotsford or cross the border, and new condo buyers drawn by the town centre. That ordering is drawn from the housing stock and the market data on this page rather than from a published survey.

The Township of Langley estimated Aldergrove’s population at around 13,911, as reported by the Langley Advance Times in January 2025. The census figures above are from 2016, the most recent community level count we could verify, so treat them as a floor rather than today’s population.

Houses, townhomes and condos in Aldergrove, in detail

Houses are most of the market here. The surprise is the condo side, which is now mostly brand new.

Detached Houses for Sale in Aldergrove

Zolo listed 56 Aldergrove houses in early October 2026, asking from $799,000, with the single most expensive listing at $24,000,000. The 1970s is the largest single decade among the listed houses that give a build year, and the 1970s and 1980s together are more than half of them.

What that means in practice: older family houses that have been through 1 or more renovation cycles, so condition varies house to house and an inspection matters more than it does in a new subdivision. The upside is the price. The Langley townhouse benchmark was $802,600 in September 2026, about what the lowest priced Aldergrove houses were asking.

Beyond the town, about 75 percent of the Township of Langley sits in the Agricultural Land Reserve, and the area around Aldergrove is predominantly agricultural. Rural and acreage properties follow ALR rules on houses and subdivision, which is a separate conversation from buying in town.

Townhomes and Condos for Sale in Aldergrove

Townhomes are scarce. Only 7 were listed in our snapshot, asking $535,000 to $675,000, and 6 of the 7 were built between 1971 and 1985.

Condos are where Aldergrove has changed. Of the 21 condos listed, 14 were in the new Aldergrove Town Centre buildings on Aldergrove Town Centre Drive, built in 2025 and 2026, and the full condo range ran from $299,900 to $799,900. That gives an entry level buyer here a real choice between a brand new unit and a resale.

A brand new building has no long resale history, so read the strata budget and the developer’s disclosure carefully, and compare against the older low rises nearby. That is general guidance, not a claim about any specific building.

What Aldergrove prices have done

Langley recorded 64 detached sales in September, down 5.9 percent year over year, against a Langley detached benchmark of $1,471,100. Board wide, detached homes averaged 45 days to sell, condos 46 and townhomes 38.

For a buyer, the practical read on Aldergrove is that it moves more slowly than the Langley communities to the west, so you usually have time to inspect, compare and negotiate. Even so, a well priced house under $1 million can still draw competition, so do not assume every listing will sit.
