Why Fraser Heights is the detached corner of North Surrey

A recent snapshot showed about 129 Fraser Heights homes for sale, roughly 90 of them detached houses, 19 townhomes and just 4 condos.

Fraser Heights is the neighbourhood in the northeast corner of Surrey bounded by Highway 1 to the south, the Golden Ears Connector and Golden Ears Way to the east, and the Fraser River to the north. The City of Surrey places it inside the Guildford community and describes it as the newer subdivision that slopes down toward the river; its Wikipedia entry notes views of the Fraser River and Coquitlam Mountain.

The census explains the listing mix. In the 7 Statistics Canada tracts that cover Fraser Heights, 61 percent of dwellings in 2021 were single detached houses, against 33 percent across Surrey, and 80 percent of households owned their home. Row houses and apartments together were only about 4 percent of the stock.

If you want a house in Surrey on a quiet street with Highway 1 a few minutes away, this is the part of the city built for it. If you want a condo, Guildford next door has far more choice.

Surrey Bend Regional Park, at 17529 112 Avenue on the river’s edge, is the big outdoor asset: floodplain forest and marsh on one of the few remaining large, undyked sections of the lower Fraser River, with about 6.8 km of walking trails, 5.3 km of cycling trails, picnic shelters and a nature playground. Closer to home, Fraser View Park off 112 Avenue has over 6.5 hectares of meadow, second growth forest and a fenced dog off leash area of about 1.2 acres, and Erma Stephenson Park has a children’s water park, a ball diamond and a soccer field.

The City’s open data maps 53 park parcels inside the Fraser Heights Secondary catchment, 41 of them classed as biodiversity preserve and habitat corridor, the greenbelt that threads between the subdivisions. Day to day shopping is local and small scale; a 2014 Surrey Now-Leader profile described the commercial district as having a village feel, with the big box retail of Guildford and Langley a highway hop away.

There is no City of Surrey profile for Fraser Heights on its own; the City reports it inside Guildford. So we built this card from the 7 Statistics Canada census tracts numbered 9330188 that cover the neighbourhood north of Highway 1, adding their counts together. 49 percent of residents are immigrants, against 45 percent across Surrey, and 55 percent of homes were built between 1981 and 2000.

The buyers who land here are, in rough order: families moving up to a house with a yard, multigenerational households who need the space and the suite, and families choosing the secondary school. That ordering is drawn from the housing stock and the household figures on this page rather than from a published survey.

Tract totals are our sums of published Statistics Canada counts; the income figure is the tract averages weighted by households. Medians cannot be combined that way, so none are printed.

Read the 2 tables together. The North Surrey benchmark describes a typical home across a much larger area that includes Guildford and Whalley; Fraser Heights listings sit well above it. Locally, Zolo counted 16 sales against 58 new listings over the 56 days to September 29, with homes selling at about 96 percent of list price. That is room to negotiate, not a fire sale.

Houses, townhomes and condos in Fraser Heights, in detail

Detached houses are most of what trades here. Townhomes and condos exist, but in small numbers.

Detached Houses for Sale in Fraser Heights

Roughly 90 of the 129 homes in the latest snapshot were houses. The all types sold average of about $1,509,679 is close to what a Fraser Heights house costs, because there is so little else in the mix.

What that buys: mostly 1980s and 1990s family homes. 55 percent of Fraser Heights dwellings were built between 1981 and 2000, against 37 percent citywide, and the 2021 census put the average owner estimated dwelling value across the 7 tracts at about $1,427,000, against $1,102,000 for Surrey. That census value is a self report, not a sale price.

A third of dwellings, 33 percent, are what the census counts as an apartment or flat in a duplex, one of 2 units stacked one above the other. In a neighbourhood this detached, that usually means a house with a suite, which is worth knowing whether you want the mortgage help or want to avoid a tenant below. That reading is ours, drawn from the dwelling mix rather than a published study.

Townhomes and Condos for Sale in Fraser Heights

Recent inventory ran to about 19 townhomes, asking an average of about $1,089,000 and ranging from about $797,000 to $1,789,000, and about 4 condos asking near $521,000. In the 2021 census, row houses were 2.2 percent of Fraser Heights dwellings and low rise apartments 2.0 percent.

Practically, that makes a Fraser Heights townhome a scarce product priced close to a house elsewhere in Surrey. Buyers who want strata living in this corner of the city usually widen the search to Guildford, where the North Surrey apartment benchmark of $398,900 applies to a much deeper supply.

What Fraser Heights prices have done

Board wide, the Fraser Valley stayed a buyer’s market in September with a sales to active ratio of 9 percent, and detached homes took an average of 45 days to sell. Board chair Ishaq Ismail described a tug of war, with some buyers negotiating below asking.

Fraser Heights itself has held up better than its board area. Zolo’s 56 day window to September 29 put the local average sold price about 5.8 percent above the same window a year earlier, on 16 sales, which is a small sample and moves with the mix of homes sold. The practical read: the right house still draws attention, but there is time to think and room to negotiate on the rest.
