Why Walnut Grove is one of the busiest places to buy a home in Langley

A typical week brings around 139 Walnut Grove homes for sale, roughly 60 detached, 53 townhomes and 19 condos, against more than 600 in Willoughby.

Walnut Grove is the Langley community most buyers picture when they say they want a house rather than a townhouse. It sits north of Highway 1 between 200 Street and the Fraser River, it was largely built out through the 1980s and 1990s, and it has the mature streets, full grown trees and larger lots that come with that.

Inventory here is a fraction of Willoughby’s, and that is the point. Fewer choices, but a much higher share of them are actual houses on actual lots.

The other reason people buy here is the drive. Highway 1 is at 200 Street, right at the community’s doorstep, which makes Walnut Grove the most commute friendly part of the Township for anyone heading west toward Surrey, Coquitlam or Vancouver. That single fact is why detached families keep choosing it over the newer, transit oriented neighbourhoods to the south.

Parks, Recreation and Everyday Life in Walnut Grove

Walnut Grove Community Centre at 8889 Walnut Grove Drive is the community’s anchor and is unusually well equipped for a suburban recreation centre: a 50 metre pool, a leisure pool, a 300 foot waterslide and a dive tower, plus a therapy pool, whirlpools, sauna, steam room, fitness centre, gymnasium, preschool and multi purpose rooms, with an attached library and skate park. If you have kids in swimming lessons, this building is a genuine reason to buy in this catchment rather than the next one.

Walnut Grove Community Park carries the playgrounds, sport fields and sport courts. Derby Reach Regional Park at 21801 Allard Crescent runs along the Fraser River just west of the community, with about 12.9 km of walking trails, 4.2 km of horse trails, 6 km of biking trails, an off leash dog area and 38 unserviced riverfront campsites.

Derek Doubleday Arboretum, 22 acres at 21177 Fraser Highway with walking trails along Fraser Creek and a sustainable horticulture demonstration site, is a short drive south rather than in Walnut Grove itself. Fort Langley, the riverside heritage village and national historic site, is a few minutes east. Everyday shopping runs on the 200 Street and 88 Avenue commercial nodes plus Willowbrook and the Langley Bypass a short drive south.

It was developed north of Willoughby and the Trans Canada Highway and west of Fort Langley during the eastward growth wave of the 1980s and 1990s. Single family units are the dominant dwelling type across the whole Township, and Walnut Grove is one of the neighbourhoods that skews that number.

The buyers who land here are, in rough order: move up families trading a townhome for a house and a yard, long tenured owners downsizing within the same community, and commuters who value the 200 Street interchange more than they value new construction. That ordering is drawn from the housing stock and the market data on this page rather than from a published survey.

The Township of Langley counted 132,603 residents in the 2021 census, up from 117,285 in 2016. There is no published community level census profile for Walnut Grove on its own, so we do not print one.

Two details worth reading together: about 40 percent of Walnut Grove homes sell in under 10 days, and the community ranks 3rd of 12 Langley neighbourhoods by sold activity. Thin supply plus steady demand is why Walnut Grove has felt tighter than the board wide numbers suggest, even in a buyer’s market year.

Houses, townhomes and condos in Walnut Grove, in detail

Detached is the reason this page exists, but the townhome and condo pools are how most buyers get onto the same established streets for less.

Detached Houses for Sale in Walnut Grove

Roughly 60 of the 139 active Walnut Grove listings are houses, and recent detached sold prices have averaged about $1,253,375, with the detached segment here described as balanced rather than buyer favoured.

What that buys: mostly 1980s and 1990s two storey and basement entry family homes on standard suburban lots, three or four bedrooms up, often with a suite below, a double garage, a private back yard, and a street of the same. Many have had one or two renovation cycles, so condition varies more here than in Willoughby, where almost everything is under fifteen years old. That variance is where the value is, and where the risk is.

The comparison buyers actually run is Walnut Grove detached against a Willoughby townhome at a similar price. Land, privacy, no strata and no strata fee on one side; new construction, warranty, lower maintenance and the coming SkyTrain on the other. Neither is the right answer for everyone.

Townhomes and Condos for Sale in Walnut Grove

Roughly 53 townhomes and 19 condos are typically on the market, with townhome asking averages near $834,000 running up to about $1,249,000, and condos asking near $532,000 with sold averages closer to $478,500.

The condo segment here is genuinely a buyer’s market, with sold prices well below asking averages. Practically, that makes Walnut Grove one of the cheaper ways to buy into an established Langley community with a proper community centre, mature schools and Highway 1 at the end of the street, without paying detached prices.

Stock skews older than Willoughby’s, which cuts both ways: larger floor plans and lower prices, but strata buyers should read the depreciation report carefully and budget for building envelope, roofing and plumbing cycles on 1990s complexes. That is general guidance, not a claim about any specific building.

What Walnut Grove prices have done

Langley recorded 196 sales in August, up 2.1 percent year over year, against an all types benchmark of $948,600. The board wide average selling time was 45 days for detached.

For a buyer, the practical read on Walnut Grove specifically is that the citywide buyer’s market has given you time and negotiating room, but this particular neighbourhood is thin enough that the right house still attracts competition. Watch the days on market column, not just the price column.

Frequently Asked Questions

Your Questions About Walnut Grove, Answered

What buyers ask most before making an offer in Walnut Grove, Langley.

Still Have Questions? Let's Talk

Is Walnut Grove a good place for families?

It is a mature, family oriented Langley community developed through the 1980s and 1990s, with established schools, one of the Township's best equipped community centres and Highway 1 access at 200 Street. It also has a much higher share of detached homes than Langley's newer neighbourhoods.

How much is a detached house in Walnut Grove?

Recent detached sold prices have averaged about $1,253,375, against a Langley wide detached benchmark of $1,479,400 in August 2026. Walnut Grove detached tends to sit below the Langley detached benchmark because the Langley figure includes acreage and estate properties elsewhere in the Township.

What is the difference between Walnut Grove and Willoughby?

Walnut Grove is older, more detached oriented, and sits directly on the Highway 1 interchange at 200 Street. Willoughby is newer, dominated by townhomes and condos, and will have SkyTrain at its south edge from late 2029. Walnut Grove generally gives you more land, Willoughby generally gives you a newer building.

Are there townhomes and condos in Walnut Grove?

Yes. Recent inventory has run roughly 53 townhomes and 19 condos, with townhome asking averages near $834,000 and condo asking averages near $532,000, both well below the local detached average.

Will the SkyTrain serve Walnut Grove?

Not directly. The Surrey Langley SkyTrain runs along Fraser Highway south of Highway 1, terminating at Langley City Centre with a station at Willowbrook, targeted to open in late 2029. Walnut Grove residents will drive or bus to the line rather than walk to it.

How is the Walnut Grove market right now?

The Fraser Valley overall is a buyer's market, with a sales to active ratio of 10 percent in August 2026 against a balanced range of 12 to 20 percent. Walnut Grove has felt tighter than that, with about 40 percent of homes selling in under 10 days and only around 139 listings on the market.

Which schools serve Walnut Grove?

Walnut Grove Secondary is the community’s high school, with roughly 2,000 students and a French Immersion stream leading to the Dual Dogwood diploma. Alex Hope Elementary and Dorothy Peacock Elementary are among the elementary schools. Langley redrew catchment boundaries in April 2026, so verify by address.

What is there to do in Walnut Grove?

Walnut Grove Community Centre has a 50 metre pool, leisure pool, 300 foot waterslide, dive tower, fitness centre, gym, library and skate park. Derby Reach Regional Park on the Fraser River adds about 12.9 km of walking trails and riverfront camping, and Fort Langley is minutes east.
