Why Chilliwack is one of the busiest places to buy a home in Chilliwack

Chilliwack sits about 100 kilometres east of Vancouver, between the Fraser River and the mountains, with 93,203 residents counted in the 2021 census, up 11.2 percent from 83,788 in 2016. It is the most affordable detached market of any size within realistic commuting distance of the Lower Mainland, and that single fact drives most of the buying that happens here.

The number that matters: Chilliwack’s single family benchmark was $859,200 in August 2026, down 5.8 percent year over year, against a Fraser Valley detached benchmark of $1,319,600 in the same month. That is a gap of roughly $460,000 on a comparable property type, and it is the entire reason people drive out here on a Saturday.

One technical note that most Chilliwack listing pages get wrong. Chilliwack is served by its own real estate board, the Chilliwack and District Real Estate Board, which also covers Agassiz, Hope, Boston Bar and Harrison. Its statistics are published separately from the Fraser Valley board’s and on a different basis, so a Chilliwack benchmark and a Surrey benchmark are not directly comparable line items. Every price on this page is CADREB data and says so.

The two logical comparisons west of here are Abbotsford, 30 minutes along Highway 1, and Mission BC, north of the Fraser. Both are Fraser Valley board areas.

What Chilliwack Actually Offers, and What It Does Not

Chilliwack sits between the Fraser River and the mountains, and the geography is the amenity. The city covers 261.34 square kilometres, much of it agricultural, with the built up areas split north and south of the Vedder Canal.

On the south side, Garrison Crossing carries the Cheam Leisure Centre for aquatics and gym alongside the Canada Education Park and the University of the Fraser Valley campus, which is the seventh largest in British Columbia by full time enrolment. Vedder Crossing sits on the Vedder River Rotary Trail. Sardis is the shopping and schools hub. Promontory is the hillside with the views, and the steep winter roads that come with them.

What Chilliwack does not offer is a short commute west. That is the trade, and it is the only question that actually matters when you are deciding whether to buy here.

That growth rate is faster than most of Metro Vancouver over the same period and it is almost entirely inbound migration from further west. Agriculture is a genuine part of the local economy, though service and retail sectors account for approximately half of GDP and manufacturing about 13 percent.

Read the inventory number, not the price number. Months of inventory is how long it would take to sell every active listing at the current sales pace. Chilliwack sat at 8.5 months at the end of August 2026, up from 7.1 a year earlier and well above the 5.3 month long run average for August. That is the clearest buyer market signal in the whole Fraser Valley, and it is why prices here have drifted down modestly rather than dropped hard: sellers who do not need to move are simply not listing.

Chilliwack’s declines have been shallower than the Fraser Valley’s over the past year, but it started from a much lower base.

Against a Fraser Valley detached benchmark of $1,319,600 in the same month, that is the largest affordability gap available to a Lower Mainland buyer who is still willing to commute.

The stock splits by era and by geography. North of the Fraser Highway corridor, Downtown Chilliwack is the historical urban centre with older housing on established streets. South of the Vedder Canal, Sardis, Vedder Crossing, Promontory and Garrison Crossing carry most of the newer detached construction.

Chilliwack also has genuine acreage supply, which almost nothing west of it does. The city contains 939 farms on approximately 17,322 hectares of dedicated farmland. If you are searching for acreage, hobby farm or rural residential property inside the Lower Mainland’s economic orbit, this is the market with the most of it. Confirm Agricultural Land Reserve status for any rural parcel with the Agricultural Land Commission before you write, because ALR designation changes what you can legally do with the land.

Townhomes, Condos and Apartments for Sale in Chilliwack

Chilliwack’s attached market is younger and smaller than its detached market. The board publishes a composite benchmark of $704,600 and a single family benchmark of $859,200 for August 2026. The board’s August 2026 release put the townhouse benchmark at $582,900, down 5.4 percent year over year, and the apartment benchmark at $401,000, down 2.7 percent, so both are printed here for the first time. Earlier versions of this page carried no attached benchmark, because the only figure then available came from an aggregator rather than the board.

What is safe to say about the attached segment is structural rather than numeric. It is thin, so if you want a specific configuration, three bedrooms with a double garage, or a ground floor unit with a patio, you may be waiting for the right listing rather than choosing between six of them. Most of the newer townhome and condo supply sits on the south side, in and around Vedder Crossing, Garrison Crossing and Promontory, plus infill near the downtown core.

If the attached segment is what you actually want, the honest comparison is Abbotsford, whose townhouse and apartment benchmarks were the lowest of any Fraser Valley board reporting area in August 2026.

Chilliwack’s main residential areas are Sardis, the south side’s urban core and shopping hub; Promontory, newer hillside homes with valley views; Vedder Crossing, the most affordable entry point; Garrison Crossing, a walkable master planned community on the former CFB Chilliwack base; and Downtown Chilliwack.

Sardis

The south side’s urban core and its main shopping destination. It is the classic family pick: Sardis Park, the sports complex, and a dense cluster of schools including Evans, Sardis, Tyson and Watson elementaries, Mount Slesse Middle and Sardis Secondary.

Promontory

The hillside. Newer builds with valley views, roughly 10 minutes from downtown, anchored by Promontory Heights Community School. The honest caveat, and it is a real one for anyone coming from Vancouver: the roads are steep, and winter driving up there is a different experience from winter driving on flat ground.

Vedder Crossing

Generally the lowest entry point in Chilliwack, on and around Keith Wilson Road, sitting on the Vedder River Rotary Trail. Volume is the softer number. Chilliwack recorded 159 sales in August 2026, down 17.6 percent year over year, and 1,364 sales year to date, down 17.4 percent from the first eight months of 2025. Year to date average price, at $766,774, was up 0.2 percent, which tells you prices held while activity dropped.

Inventory is the number that decides your negotiating position. At 8.5 months at the end of August 2026, against 7.1 a year earlier and a 5.3 month long run August average, Chilliwack has more standing supply relative to demand than at any recent point.

What that means if you are buying in Chilliwack right now: you have time, selection and room to negotiate, particularly on anything that has been listed more than a month. What it means if you are selling: the list price is the whole strategy, because a buyer here has six months of alternatives. Nobody can tell you where prices go from here, and this page will not pretend otherwise.

Route 66 covers 65 kilometres end to end, with stops at Vedder and Lickman in Chilliwack and McCallum and Highstreet in Abbotsford before reaching Langley and Burnaby. The western terminus moved from Carvolth Exchange in Langley to Lougheed Town Centre SkyTrain Station on 27 March 2022, which put Chilliwack on a single transfer connection to the SkyTrain network. Service runs approximately hourly, with roughly every 20 to 30 minutes at peak. We do not publish an end to end journey time, because none was published in a citable form.
