What that means for a buyer in 2026 is simple: you are shopping in a neighbourhood where the lot is usually worth more than the house sitting on it, and where the rules governing what you can put on that lot have just changed materially.

What Changed
British Columbia’s 2024 small scale multi unit housing legislation permits up to fourplexes on many lots that were previously single family only. The Township’s revised Brookswood-Fernridge neighbourhood plans put roughly 98 percent of the area into that category.
What Did Not Change
The planned total buildout population for Brookswood-Fernridge stayed at roughly 59,900 residents between the previous plans and the revised ones. The Township achieved that by reducing the total amount of land designated for housing while allowing more units on the land that remains. That 59,900 is a planning target for full buildout, not a current population count.
What Actually Paces It
Servicing. Fourplexes are permitted on lots currently zoned single family only where the lot is serviced for water and sewer, and most of Brookswood is not. This is why the redevelopment story has taken years longer than the headlines suggested, and why sewer availability is a legitimate line item when you compare two Brookswood lots.
The Honest Framing for a Buyer
Development potential under these rules is a real long term consideration in Brookswood, and it is also uncertain and slow. Nobody can tell you what a specific lot will be worth, or whether a specific lot will get sewer, or when. Anyone selling you a Brookswood property on a guaranteed development outcome is guessing. Commuting from Brookswood
The Surrey Langley SkyTrain extends the Expo Line 16 km along Fraser Highway with eight stations, terminating at Langley City Centre, and is targeted to open in late 2029. Langley City Centre is the closest station to Brookswood, and once open, Langley City Centre to King George is projected at 22 minutes. Brookswood is not walking distance to any station, so the realistic pattern for a Brookswood commuter will be drive or bus to Langley City Centre, then train. Dashed segments and hollow dots mark stations that are not open yet.
The road network. 200 Street runs north from Brookswood through the City of Langley to the Highway 1 interchange, and it is the route most Brookswood commuters use daily. Fraser Highway and the Langley Bypass connect east and west across the top of the community.
