Why North Delta is the detached end of the Delta market

At the end of September 2026 the Fraser Valley board counted 209 detached homes, 29 townhomes and 41 condos for sale in North Delta.

North Delta is the most populous of the 3 communities that make up the City of Delta, and the only one the Fraser Valley Real Estate Board reports on. Ladner and Tsawwassen, to the southwest, are Greater Vancouver board territory with their own benchmarks, so nothing on this page should be read as a figure for South Delta.

Geographically it is easy to describe. Scott Road, 120 Street, is the border with Surrey on the east. 96 Avenue and the Fraser River close it off to the north, Burns Bog and Highway 91 to the west, and Panorama Ridge to the south. Inside that box are the neighbourhoods locals actually name: Annieville, Sunshine Hills, Sunshine Woods, Nordel, Scottsdale, Royal York, Sunbury and Canterbury Heights.

The housing reads the way those board numbers suggest. Detached listings outnumber townhomes and condos combined, so North Delta is a place to buy a house, not a strata unit. Buyers who want a Surrey style townhome pool will find a thin one here, and buyers who want a house without crossing into Surrey’s detached prices are the people this page is written for.

Parks, Recreation and Everyday Life in North Delta

North Delta’s green edge is Burns Bog. The Delta Nature Reserve, north of 72 Avenue and east of Highway 91, is the public way in: rustic boardwalks through shady forest and hardhack meadow, on the edge of a bog the City of Delta describes as the largest raised bog on the west coast of the Americas. More than 2,300 hectares of the Burns Bog Ecological Conservancy Area and the reserve were added to Canada’s national database of protected areas in 2025, which is as close to a permanent green boundary as a suburb gets.

Watershed Park at 11600 Kittson Parkway is Delta’s largest park, with 11 km of gravel trails for walking, cycling, jogging and horseback riding and a lookout in The Meadow toward Mud Bay. Closer to the middle of the community, the 84 Avenue civic strip carries the North Delta Recreation Centre (arena, curling rink, gymnasiums, weight room and the outdoor pool), the North Delta Centre for the Arts, the Social Heart Plaza, and North Delta Community Park, with its synthetic turf field and a major centre for softball. The World Athletics compliant 8 lane track at North Delta Secondary, the first of its kind in Delta, is close by.

Sungod Recreation Centre at 7815 112 Street adds a main pool, leisure pool, teach pool, an arena, a weight room and a cycle studio. Annieville Lions Park on 112 Street runs a water park from the Victoria Day weekend to Labour Day. Everyday shopping runs along Scott Road, with Scottsdale Centre, Scott 72 Centre, Delta Shoppers Mall and Kennedy Heights the main centres.

North Delta skews younger than the rest of Delta: 43 percent of residents were under 35 in 2021 against 39 percent city wide, and 16 percent were 65 or older against 21 percent. 60 percent of residents spoke English most often at home and 19 percent most often spoke Punjabi.

The buyers who land here are, in rough order: families who want a house with a yard but are priced out of detached Surrey, households buying a house with a suite to share the mortgage, and Richmond, Burnaby and New Westminster commuters who value the Alex Fraser more than they value new construction. That ordering is drawn from the housing stock and market figures on this page rather than from a published survey.

The City of Delta’s North Delta profile prints the 2021 population as 60,769 on its summary page and 61,499 in the body, so we quote the 57 percent share it states rather than pick between them.

Read those 2 tables together. The detached benchmark is the board’s model of a typical North Delta house, and it fell 11.0 percent in a year, faster than the 8.8 percent drop in the board wide detached benchmark. The townhome and condo rows rest on 5 and 3 sales, which is too few to price anything from, so treat them as a description of a thin market rather than a price signal.

Houses, townhomes and condos in North Delta, in detail

Detached is most of what trades here, and the small townhome and condo pools are the exception rather than a second market.

Detached Houses for Sale in North Delta

The board counted 209 active detached listings in North Delta at the end of September 2026, down 27.2 percent from a year earlier, against 24 detached sales in the month. The detached benchmark was $1,159,600 and the September median sale was $1,100,000.

Across the City of Delta, the 2021 census put 17,735 of 38,055 occupied dwellings in the 1961 to 1980 construction era, the largest single band, and 21,130 were single detached houses. That city wide picture fits what a North Delta search turns up: established houses on the old surveyed street grid, where condition can vary a great deal from one house to the next, so the inspection matters more than the listing photos.

The comparison North Delta buyers run is against Surrey next door. The board’s City of Surrey detached benchmark was $1,386,200 in September, against $1,159,600 for North Delta. Same Scott Road, same R6 RapidBus, a different municipality, school district and tax bill on each side of the street.

Townhomes and Condos for Sale in North Delta

The strata pools are small: 26 active townhomes and 45 active condos at the end of September, with 5 and 3 sales in the month. Benchmarks were $845,600 for a townhouse and $479,000 for an apartment, down 4.7 and 11.6 percent year over year.

That makes North Delta a hard place to shop for a condo by browsing, and a reasonable place to buy one if the right unit appears, because there is little competing supply. Delta’s Official Community Plan update, adopted in July 2024, named the North Delta Social Heart and Scott Road as 2 of its 4 primary growth areas for multi family housing, so that is where new supply is meant to come.

Strata buyers should read the depreciation report and the minutes closely on older complexes and budget for envelope, roofing and plumbing cycles. That is general guidance, not a claim about any specific building.

What North Delta prices have done

Board wide, the Fraser Valley composite benchmark was $861,300, down 7.2 percent year over year, and detached homes took an average of 45 days to sell and condos 46. North Delta’s detached benchmark has fallen faster than the board wide detached figure over the past year, 11.0 percent against 8.8 percent, while active detached supply has shrunk by more than a quarter.

For a buyer, the practical read is that the price trend has given you room to negotiate, but falling supply means the better houses on the better streets still draw attention. Watch how long a specific listing has been on the market, not just the benchmark.

Frequently Asked Questions

Your Questions About North Delta, Answered

What buyers ask most before making an offer in North Delta.

Still Have Questions? Let's Talk

Is North Delta part of Surrey?

No. North Delta is one of the 3 communities of the City of Delta, with Ladner and Tsawwassen. Scott Road, 120 Street, is the border with Surrey, so the houses on either side of it pay different property taxes and attend different school districts.

How much is a detached house in North Delta?

The Fraser Valley board’s North Delta detached benchmark was $1,159,600 in September 2026, down 11.0 percent year over year, and the September median detached sale was $1,100,000 on 24 sales. For comparison, the City of Surrey detached benchmark was $1,386,200.

Are North Delta prices the same as Ladner and Tsawwassen?

No, and they are reported by different boards. North Delta is a Fraser Valley Real Estate Board area. Ladner and Tsawwassen are reported by Greater Vancouver REALTORS, so a Delta wide figure mixes two different markets.

Are there townhomes and condos in North Delta?

Some, but not many. At the end of September 2026 there were 26 active townhomes and 45 active condos, against 209 detached homes. Benchmarks were $845,600 for a townhouse and $479,000 for an apartment.

Is there SkyTrain in North Delta?

Not inside North Delta. The R6 Scott Rd RapidBus, running since January 2024, connects North Delta along Scott Road and 72 Avenue to Scott Road Station on the Expo Line and to Newton Exchange.

How is the North Delta market right now?

The Fraser Valley is a buyer's market, with a sales to active ratio of 9 percent in September 2026 against a balanced range of 12 to 20 percent. In North Delta, 24 detached homes sold in September against 209 active listings, and active detached supply was down 27.2 percent from a year earlier.

Which schools serve North Delta?

Delta School District 37 runs 5 secondary schools in North Delta: North Delta, Seaquam, Sands, Burnsview and Delview. Seaquam offers the IB Diploma Programme and Burnsview offers secondary French Immersion. The district splits North Delta catchment maps at 72 Avenue, so verify by address.

What is there to do in North Delta?

Burns Bog and the Delta Nature Reserve boardwalks, 11 km of trails in Watershed Park, Delta’s largest park, Sungod Recreation Centre and the North Delta Recreation Centre with arenas and pools, the North Delta Centre for the Arts, and a seasonal water park at Annieville Lions Park.
