Agricultural Land Reserve

Understand the
Agricultural
Land Reserve

The Agricultural Land Reserve (ALR) is a provincial zone where farming comes first. It protects farmland for long-term food security and limits non-farm use, homes and subdivision.

5.8%

Share of Mission inside the ALR

  • What it is

A provincial zone where farming comes first. The ALR protects farmland for long-term food security.

  • What a buyer can build

Generally one residence per parcel, with a total floor area of 500 m² or less, plus farm buildings, subject to ALC rules.

  • Subdivision and second residence limits

Subdivision is tightly controlled. One additional residence is allowed only under specific conditions.

  • Farm class property tax

Farms may qualify for farm class if they meet the income test: $2,500 a year on 2 to 10 acres, or $10,000 under 2 acres.

  • How to check a parcel

Search the address or PID in the Agricultural Land Commission (ALC) ALR Property and Map Finder to see if it is inside the ALR.

  • City bylaw and the title

Also review City of Mission Zoning Bylaw 5949-2020 and check the title for covenants, rights of way and other notes.
