Clayton, or Clayton Heights as most people call it, is the newest feeling place to buy a house in Surrey and the one with the clearest ten year story attached. It sits in Surrey’s northeast, inside the greater Cloverdale town centre and right against the Langley boundary, and almost all of it was built in the 2000s and 2010s.

The story is a SkyTrain station. The Surrey Langley SkyTrain runs along Fraser Highway with a Clayton station planned at 190 Street, and the City’s Clayton Corridor Plan designates that station area as the future main commercial hub of Clayton. The line is targeted to open in late 2029 and construction is active at all eight station sites now.

For a buyer, the practical appeal is a newer house on a smaller lot at a price below Langley, in a neighbourhood that is going to keep changing. Clayton homes have recently sold for an average near $804,912 in about 31 days, and detached houses specifically near $874,750 in about 28 days, with roughly 177 active listings across all types.

Clayton sits inside Cloverdale, one of six town centres in Surrey, and its closest match on housing stock is Willoughby across the Langley line.

What Is Actually Being Built Around Clayton

Clayton’s everyday life is organised around a small number of commercial nodes along Fraser Highway and 188 Street, plus the amenities of greater Cloverdale a few minutes south. That is deliberate: the Clayton Corridor Plan is the City’s framework for building a real town centre at the future station rather than another strip of highway retail.

The neighbourhood also sits inside the catchment for two of Surrey’s biggest capital projects. The new Surrey Hospital and BC Cancer Centre is being built in Cloverdale at 5500 180 Street next to KPU, Surrey’s second hospital with a full BC Cancer Centre and a second emergency department, with construction completion scheduled for 2029 and opening in 2030. The Cloverdale Sport and Ice Complex, a $133 million facility with two NHL size rinks, opened in 2025.

Neither of those guarantees anything about a specific property’s value. What they tell you is where the city and the health authority are putting their money, which is a legitimate input into a ten year decision.

Two things stand out in the Clayton numbers. Sell to list at 98.4 percent and a 31 day average are both stronger than the Fraser Valley board averages of 45 days for detached and 37 for townhomes. And Clayton’s detached average sold price sits well below the Cloverdale area detached benchmark, which is what you would expect from a neighbourhood of newer houses on smaller, lane served lots. These are two different measures, an average sold price versus a benchmark, so do not read the gap as a discount.

What that buys, practically: most Clayton houses are 2000s or 2010s builds on tighter lots with rear lanes and detached or lane access garages, frequently with a legal or unfinished basement suite. That is a description of the prevailing build pattern in 2000s Clayton subdivisions rather than a published statistic, and it is labelled that way deliberately. What the census does say is that single family homes are 41 percent of the greater Cloverdale town centre’s dwellings against 33 percent citywide, so the area including Clayton is more house heavy than Surrey as a whole.

The trade against Brookswood or Walnut Grove is the same trade every time: you get a newer, warmer, lower maintenance house, and you get a smaller yard and a neighbour closer to the fence.

The Surrey Langley SkyTrain extends the Expo Line 16 km along Fraser Highway from King George Station to 203 Street in Langley City, with eight stations: Green Timbers, 152 Street, Fleetwood, Bakerview 166 Street, Hillcrest 184 Street, Clayton, Willowbrook and Langley City Centre.

As of mid 2026, construction is underway at all eight station sites, guideway foundation work is almost 90 percent complete, 75 percent of the guideway columns are built and track installation began in the last week of April 2026. The official in service target remains late 2029. Once open, Langley City Centre to King George is projected at 22 minutes, and from King George the Expo Line reaches Waterfront Station downtown in 40 minutes.

Sites nearest the 190 Street station could see towers up to 20 storeys at a 3.5 floor area ratio, tapering to 6 to 15 storeys further out, and provincial Transit-Oriented Areas rules permit apartment buildings up to 8 storeys within roughly 600 to 800 metres of a station.

The Honest Read

Clayton in 2035 will not look like Clayton in 2026. If you buy a house three blocks from the station, you are buying next to a planned commercial and high density core. Some buyers want that and some will hate it, and it is worth deciding which one you are before you write an offer. What nobody can tell you is what any of it does to a specific property’s price. Improved transit access is one factor buyers weigh among many, and anyone promising a price outcome from an infrastructure project is guessing.

Volume is soft rather than collapsing. Board wide there were 941 sales in August against 9,787 active listings, a 10 percent sales to active ratio, below the 12 to 20 percent balanced range. Clayton itself has been an active pocket inside that soft market, selling at about 98.4 percent of asking in roughly 31 days.

What that means if you are buying in Clayton right now: you have negotiating room that did not exist in 2021 or 2022, but you do not have unlimited time, because Clayton’s better presented listings still move faster than the board average. Pricing discipline cuts both ways here. Nobody can tell you where prices go from here, and this page will not pretend otherwise.

How the area actually commutes. In the greater Cloverdale town centre that contains Clayton, 90.5 percent of the employed labour force drove to work in 2021 and only 4.9 percent took transit, the lowest transit share of Surrey’s town centres. The upside of all that driving is that the trips are short: 58 percent of Cloverdale workers commute under 30 minutes, the highest share of the Surrey town centres.
